It doesn't take rocket science to figure this one out.  This graph that I designed is ultra-easy-to-understand and should be perfect for the following questions that you may be looking for answers to:

  1. Where is the market going?
  2. What will my home be worth in 2 years?
  3. Are we at the bottom of the market yet?

It will also assist you in making your decision to "wait until we get to the bottom and the prices go lower".

We have a large inventory of homes on Oahu, great interest rates (if you are qualified) and some of the lowest prices in the past 3 several years.  That combination alone is enough to say "get off the fence and go buy".  So whether you are stationed at Schofield Barracks, Marine Corps Base Kaneohe, Wheeler AAF, Pearl Harbor, Hickam AFB, Tripler AMC or Camp HM Smith, this applies to you too.

With your VA Loan Eligibility in Hawaii, YOU CAN BE IN THE DRIVERS SEAT if you are properly represented.

An insider tip for you:  If/when the interest rates go up after the January elections, the amount that the interest rates go up might offset any savings you may have had by "waiting until the prices go down further".

You may also want to refer to Buying Hawaii Real Estate?  Think like a SELLER  if you make the move and decide to buy Hawaii Real Estate.

What are your questions?  Aloha!

Good morning to you too Frank.  You are right......Excel would have taken hours to do and all I wanted was something simple for people to understand.  I want to say that it can't get much more simple than this!  Aloha.

1SG, so ingenious, a caveman could understand it.  We are experiencing similar conditions here.  Apparently your methodology has universal appeal.  Thanks for sharing.

Aloha John Occhi!  Congratulations on your new business venture.  I could only imagine how busy a California Realtor could be if they are funning a REO division.  You must be swamped with work.  Now I know who to contact when I have questions on REO's.

The Field Artillery, King of Battle, will definitely have the flanks covered as well.

I was also unable to add posts onto my blog for several months due to so many of my military buyers deciding to purchase property.  Many of them finally realized that low prices, high inventory and low interest rates were TRULY a great combination to buy.  I, like you, am back now and will make a better effort to post more regularly.

How is Mrs. Occhi doing these days?  Hope she is better.

Aloha Kevin and I like the caveman thought.  Primative would definitely describe my graph.  I hope I got my point across which it sounds like I did.

Is there any light at the end of the tunnel in the Florida real estate market?  Now has Naples fared during these tough times?

Naples.....what a great city.  We visted there 2 Christmas's ago.  Have you ever been to Aurelios Pizza in Naples?  I grew up in the suburbs of Chicago where Aurelios originated.  After a 22 year Army career traveling around the globe, I have still never found a pizza as good as what Joe Aurelio created at his first pizza joint in Homewood, Il.

Damn I am hungry for pizza now.

You'll never guess where I had my pizza dinner last night?  My office is on 5th so when I'm working late that's one of my go to places.  We seem to be coming out of the woods here.  Pricing has a slight downward adjustment yet but we're writing offers like crazy so we should fare well this season.  So what's a "real" Hawaiian pizza got on it anyway?

Kevin....you're killing me man!  What I would do for an Aurelios pizza right about now.  Aloha and thanks for stopping by.
