It seems that buyer's are not in any hurry in this market. They maybe thinking that they will soon get a deal. But what is a deal unless you don't have a home to sell and are in no hurry to purchase one if you buy and sell in the same market, it really doesn't matter about a "deal".

Ed, welcome to the Active Rain community. I agree with your observation that some buyers are sitting on the sidelines with the thought that there may be a better price down the road. The point that seems to elude so many is that homes are not like bags of Oreo cookies. If you miss the sale on Oreos, you can still buy a bag tomorrow. A home is unique. Delay and miss out on a home that really meets your needs and you may not have the same opportunity again for a long time.

Thanks for the comments. I think that Howard is correct. Once homes are regarded as a commodity then we could be in trouble. I think it is our job as Realtors to explain to people that it is not about getting a deal it is about finding a place to live, raise children and enjoy life. If we find the place, the price we are willing to pay is dependent upon the individual. Also, if we purchase that place and in 5-10 years we want to move and now I have built up equity and my home is worth 20% more than that is a bonus not the intention.
