BUYERS ARE NOT LIARS

 There’s a very trite saying that has been around in real estate circles far longer than my almost-30 years.  “Buyer’s are Liars.” C’mon guys.  Buyers are not liars.  Have you ever gone into a department store only to have ten people ask you if they can help.  That’s what they are trained to do.  Reflexively, we answer, “I am just looking”.  And we are.  We may even have a mission.  Something very particular in mind.  Then, when we spot it and head for the cash register, have we been liars.  No, we know what we want and what we are doing.  This same message applies to the real estate shopper.  No one knows better than they what they have in mind.  Sometimes it may even be unrealistic.  In Colorado, 75% of our buyers head here with one or two thoughts in mind.  A log home in the foothills or a something on acreage.  This is especially true if they are coming here from California where land is at such a premium.  A few days in the car and reality suddenly sets in.  That home on acreage is far removed from play mates for the kids and 15 miles from the nearest grocery store.  The same applies to the one in the foothills.  They suddenly think of the fire danger.  It is real and it does exist.  90% of those 75% always end up in a planned subdivision near family doctors, dentists, veterinarians and shopping.Were they liars?  Not at all.  Did they need counseling and educating to our way of life?  Of course they did.  That’s what we get paid for.  This is the reason many of us have taken on the title Real Estate Counselor.  If we are good, and TeamCox is, we listen.  We really listen.  We interpret and decipher.  When it is done, we get paid.  It really is that simple.

This is an exceptional posting.  This can be true in any industry and with any consumer.  We know exactly what we want and typically have the mindset of being able to find it for ourselves first.

Agents shouldn't be afraid of this though.  Think of it this way, if you were looking for a particular brand of ketchup in a grocery store and upon finding it, would you buy it there or would you go to another store just to search for it all over again?  Of course you end up buying it there.  In this same way, home buyers doing research will almost always contact the particular agent where the home was found.

It has been my experience buyers are not liars, they just don't know what they want until they see it. 

When shopping for real estate expectations are not always met due to the differences in local, climate and housing styles.  Dreamy buyers arrive thinking of the perfect home only to have the dream dissolve into reality.

I agree.  Most buyers are not liars, they simply haven't fixed in their mind what exactly they want.  It could be uncertainty about loan terms, monthly payments, or details about the house.  The more they see the more their thoughts may change.
