In this Master Bedroom in Barrie, I added accent cushions, changed the 1 large piece of artwork for 4 pieces of artwork, purchased new lamps, changed the pillow cases with ones that the client owned and decluttered. Time involved 40 minutes, lamps, artwork and accent cushions were under $325.00.

Do you do the actual decluttering or do you tell the homeowner what to do and then come back and stage?  Was the $325 your cost or what you billed?  Love your work - just wondering how you do things!

HI Marchel, Even the homeowner had never really liked the way her master bedroom had been decorated. It is now her favourite room in the house. Another Staging success story.

Hi Monica, thanks for stopping in to see my work. The owner was blown away by the difference as we used her original bedding and the paint colour remained the same. The lamps are from Home Sense.

Hi Amy and JoLynn, The $ 325 was my cost. I have a good rental business going and these lamps were too hard to resist. They were double what I usually allow for a lamp purchase but they were the ideal lamp for the room. The lamps were $ 72 each at Home Sense which is a decor store similar to TJ Max.

My fee is $ 75 per hour no matter what I do- shop, declutter, pack, stage etc. The $325 was my cost for the items that I rent out to the client. Rental is determined by a percentage of the cost of the item.

I usually do the decluttering, but in this case, I tagged what was staying in the room and the client did the labour.  I hung the artwork, made the bed, staged the night tables.

I Staged the entire house.

Hi Michele, Thank you for the "fabulous". It is my favourite word for describing the transformation that Staging creates when marketing a property.

The Realtor said that when she shows the property and the couple walks into the foyer and see the fireplace, the man of the couple usually says "WOW" and their jaws drop as they are so impressed with the first impression of the place.

Hi Tosha, It really did turn out exceptionally well. I was so pleased with the outcome and the Realtor and Homeowner were very happy with the results as well. It was a stunning, architecturully designed property to start with, but the Staging highlighted the selling features of the house like the fireplace, coffered ceilings, molding and trim etc.

Hi Cheryl, Thanks again for your encouragement. The artwork is from a home decor store called Bouclair.

They have the most unusal artwork. The small pieces as in the bedroom are usually $ 39 each. The one in the girls bedroom is $ 89.

The artwork in the dining room is actually from my own collection and it was $ 300. My husband came home and said as we sat down to dinner. What happened to the artwork, where did it go this time? He is so funny.


The mirror was $ 50 and we painted it Black Bean Soup by Benjamin Moore.  It turned out phenomenal.
