Well, I wanted to give you guys an update on today's AGENT LUNCHEONS!  I had one yesterday
and I was ready for about 100 people.  We sent 1,150 flyers, prepared yummy delicious food
for 100 people with chicken, salads, sandwiches, cheese & crackers, fruit trays, fresh baked
bread, and the other agent had all delicious desserts.  We were READY!

Well, only 5 people showed.  What a shame.  What is going on?  Loan officer prepared flyers
with different programs, home was staged all we need is ONE qualified buyer.  One broker
near that area made a comment that he had 80 agents in his office - only 5 of them doing
business, the others are not interested in networking or going to meetings and luncheons.

Is this today's agents mentality?  Previewing has always been great getting to know the
inventory and viewing homes and having lunch and networking with others has also been
great.  Most agents view it these days as a waste of time.  What is your opinion???

Well, the seller, my friends and my family have enough leftovers for a week.  What
a shame.  But I'm not going to give up.  I know I will sell this home because I am one
of those agents that NEVER gives up.  I keep trying EVERYTHING until my listings close.
I hope you do the same.  Sincerely,  Dagmar Sands - Real Estate International, Inc.

What a shame.  Good attitude though.  Good luck selling the house.  Sounds like you'll find a way.

We have similar results with these "Broker Opens" as we call them here. It just seems agents in general are content to sit behind their computer screens - even good food doesn't draw them out.

We all know that REALTORS travel on their stomachs. So are they being fed elsewhere, or did they all go part-time in your market. Perhaps your listing is in a neighborhood that does not draw attention to current buyers.

I preview so many homes per day that I'm happy showing up at one with the air conditioning on.  It would be nice to preview a home held open like yours.

Free lunch? They should have been all over that one, I would think. What did the flyers look like? Did it have a luncheon menu on it to whet their appetites so it looked like an agent party? How about directions or a map to the house? Was anything else going on at the same time in the area? Takes you back to junior high or a Tupperware party - well, darn.

I hope your next one goes really well - don't give up!! Have a party for some friends - you've already got the food. Might as well enjoy it.

It's the same in Hendersonville North Carolina.  Out of 800+ Realtors, only 3 to 5 show up a any given open house.  It makes you feel like you are being ignored.  You have the right attitude and you will sell this house.

So sorry you had such a low turn out Dagmar. Those luncheons are a lot of work! I do love your positive spirit and your clients are lucky to have you.

Bummer about the food leftovers. In our market we find that agents are previewing listings on-line. If the photos are bad, you are forced to go in-person. When we have Agent Opens, it tends to be quality, not quantity. I'd be thrilled with 5 agents.

We don't do them unless it's in an established area that is not subdivision build or in-fill in which all the homes are not similar.

I don't think Agent Tours are as needed as 5 years ago with some much available at our finger tips (MLS Listings, Google earth, etc).

What are other agent's thoughts on this?

Great attitude like that will always sell houses regardless of the housing market. Much success to you. Have a great weekend. Great post.

Thanks Dagmar - You  certainly have a great attitude.  The variability we have seen from turnouts at our open house events this year has been perplexing - Depending on the weekend, it can either be slammed or essentially dead...  Like most everything in life, persistence seems to be the key!
