I was in my accountants office yesterday. Her office is next door to a Real Estate office that specializes in Condo`s on Miami Beach. It`s a boutique Real Estate office which seems to cater to "High End" condo`s in South Beach aka SOBE and SOFI..

I was introduced to the Broker of the office.

We hit it off and the Broker began telling me in her own words "The Sky is Falling"... In her opinion the business of selling Condo`s on the Beach was over.

She felt the market won`t be coming back anytime soon.

Mind you, she lives and works in one of the most beautiful area`s in the world.

The Beach is full of energy and people from all over the country and world want to move to the Beach!

It has a "BUZZ" of it`s own and a distinctive flavor!

You can eat in restaurants that will attend to your dog, find a pizzeria that`s open 24/7, dance all night and party all day.

The condo market on the Beach is for the taking, which is why I was surprised she felt this way.

Condo`s on the beach are selling below market value. There are bargains galore in the area.

Rather than sulk, I would be advertising like CRAZY!

In her defensive she has only dealt with wealthy South Americans, which she claims have dried up.

The "SKY ISN~T FALLING" it`s shifted, understanding how the market changes  is part of our job.

Concentrating on one area of expertise, is no longer an option,it`s a recipe for destruction.

It really all does start with mindset, when the market shifts, we need to shift too.

Sure, if you don`t than you`ll be left in the dust.

Scott...

Your description of the lifestyle make me want to head down there and have a look! The beach hasn't changed, it sounds like there are great bargains to be had!

RW,

The Beach is the Beach, it`s still #1.

I`ve been here almost 30 years and the beach is never dull...

Scott, good morning I haven't been over to the beach in 2 months, there is so many realtors over there and new ones popping up daily. I see my friends selling a lot to people from other countries. Why not it's a half off sale   out there, it is Miami beach those values will be back up in a couple years

DH,

The Beach and Miami continues to grow rapidly.

There are no worries the beach will always bounce back..

In the 60`s all of New York moved there, 70`s the beach was a mess, in the 80`s it was on the map, the 90`s it went crazy, and now we`re seeing another cycle...

Scott the problem is that most agents don't know how to advertise properly. They are use to business coming to them instead of them going and getting it!

No doubt that broker has a mindset that, if prices are lower than in the past, nothing is a good sale.  Broker that can be smart and sell what is rather than whine about what was can do very well.

Scott, i believe it is all between the ears. If you believe it will never come back go out an get a job. I have expanded my markets. To include condos, executive estates and starter homes. In years pass i was strictly an investment property type agent. As I tell my agents you need to go where the fish are biting.
