How do I go from Buyers Specialist to Listing Agent? Need Help!

In the Upstate of Greenville and for my team, I'm a Buyer's Special Agent 007. I can lead generate with a passion and convert leads. I can sell dirt to a farmer. But I have absolutely not a clue how to overcome my own objections and do what needs to be done in this compression market and that is to start really focusing on listings. I want to do it. I know how to do it. I just dont' like to do it. Therein is the problem.

I know Active Rain is geared toward networking. But there are so many of you who are willing to offer words of wisdom and will share best practices with others.

If anyone can give me the push, I"ll jump head first (although I"m really afraid of heights LOL) I know the reasoning and motivation. I just need to know how to get those sellers. I can get the buyers no prob...but sellers and listings are an animal I haven't tackled. Any thoughts or suggestions from you out there would be greatly appreciated.

I personally love working with expireds.  They know the process and they are usually pretty upset with their listing agent for the home not selling.  Try to be one of the first agents to call and just ask them if their home is still for sale and if not ask them if they are interviewing other agents to market their home.

Have a game plan: A listing presentation book. Know the comps, have some brag pages about the company and yourself, include testimonials and be committed to getting your first listing by a specific date. Let's say 8/1 and please keep me in mind for referrals in NJ THANKS!

There is not a bit of difference in representing buyer or seller beyond personal preferance.  Experience will permit a good agent to switch their "buyers' agent hat" to their "sellers' agent hat" in a nanosecond.

The law is no different.  Agency is agency.  We don't have different licenses.  We do our job whether for a buyer or for a seller.

I represent mainly buyers because that is the passion that I personally have.  Do I also represent sellers?  Yes, when they are past clients (sold them the home, etc.)  Just last night I sat down for an hour and a half with a couple who are interested in selling their home.  It was amazing to me how quickly I turned on the marketing-their-home mode.  You have it inside of you.  Tap into it.

As far as generating the seller leads I'm sure you'll get many responses from those who do just that.

Listings are the name of the game. If you are really wet behind the ears, see if you can find a fellow college to mentor you. Shadow them through a few transactions from listing appointment to closing. There are definitely steps to do in a certain order which will ensure your success. Also, start to talk shop with some of the more successful listing agents in your office. They got that way because people buy people before service. If you are not likable to a certain extent, your chances are less than good. Also, true every listing is different with their own challenges, but you can learn the several ways to deal with quirky people. You need to read these quirks quickly to adapt. You never get a second chance to make a good first impression.

I got my first 2 listings this month - they were both referrals from my SOI, which I am constantly in touch with - and being new to the area is quite small.  I would like to know more about how you get the buyers....

Go to the regional listing clinic in Sept. I believe it is the 17th and 18th, in Ashville. Second set time to lead gen for sellers. Third, ask your previous buyers for seller leads. Fourth, practice seller scripts. Fifth work on a listing presentation, own it, ace the presentation, practice it memorize it. Sixth, EVERYDAY SAY" I AM AN AMAZINIG, AWESOME LISTING AGENT"

When I first got into real estate my mentor told me "You have to List to Last on this business", so I have always had a listing focus (because I want to last).  Like Lenn said above, there is really very little to switching hats... working expireds is a good way to wade into the listing pool, and don't forget your SOI... everyone seems to know someone who is thinking of selling, and if they are smart they will need an agent, so it maight as well be you!  Good luck!
