St. Croix, US Virgin Islands

-St. Croix is a US territory therefore the currency, language and laws are the same.

-St. Croix, 82.9 square miles, is the largest of the three US Virgin Islands. It is 23 miles long and 6.5 miles wide, at it's widest point.

-NO PASSPORT REQUIRED for travel to St. Croix! The U.S. Virgin Islands and Puerto Rico are exempt from the new passport regulations. While a passport is required to travel to other Caribbean islands, U.S. Citizens do not need a passport to travel to St. Croix because it's considered part of the United States!
 
-St. Croix:  As of February 2007  we have for Sale on beautiful St. Croix in the US Virgin Islands:  201 Homes (up from 195 in December - high was 249 in March of 2002), 160 Condominiums (up from 125 in December - high was 223 in March of 2002), 398  plots of Land  (down from 404 in December), 58 Businesses (down from 63 in December)

-Real Estate in St. Croix is stable. We have not felt the direct effect of the market slowdown in the states, but have many more buyers taking longer to sell property in the states before buying in St. Croix.

-Because St. Croix is part of the United States, American buyers in can take advantage of the 1031 Exchange and many other tax benefits

Good stuff to know about St. Croix.  What a place to do business.  I'm curious.  Where do most residents in St. Croix go on vacation?  Or is their normal life just one long vacation?

Great question! Life is certainly better on the islands so we don't like to leave for long periods of time. Many residents enjoy water sports so vacations include sailing in Regatta's or diving some of the other beautiful reefs in the world. We have a St. Croix International Regatta each February and Scuba Divers love the drop-off on the north side of St. Croix called The Wall.

Hello,

I was curious what the mortgage financing was like for island properties. What is the max LTV you usually see customers get on financing? Are the interest rates smiliar to that on the mainland US?

I was just curious because we recently picked up a great financing program for properties in the Carabbean and Central & South America.
