Upcoming Property Tax Bills

By
Real Estate Agent with Real Living Infinity International

Trim notices will be coming out shortly for property taxes. We are all aware that the market has declined in the past year, especially in South Florida. Unfortunately, the municipalities who tax homeowners are not as quick to reflect that decline in the tax bills they are sending out. But homeowners can appeal their tax bills and request a review of their current appraised value. But this process is tedious and time consuming.

We have found a company that can handle this process for a competitive fee, specifically, a $99 filing and processing fee and 35% contingency fee on any reduction they secure. Property Tax Reduction, LLC services Broward, Miami-Dade, and Palm Beach Counties.  They can be contacted for further information at 786-866-5455. I am also sure there are other companies providing this type of service in other parts of the country.

I am encouraging our agents to use this as an opportunity to connect with potential clients in their database by providing them with some tangible value that will have a direct impact on their finances immediately.  The companies that provide this type of service will be inundated with requests once the trim notices are sent out.  By signing up now, they can get a jump on the process and be ready to go as soon as the new bills are sent out next month.

For those homeowners savvy enough, they can appeal their taxes on their own by knowing what steps to follow and what information they need to be armed with to take on the assessment.  Some of information to gather (if available and you know where to get it) is a recent appraisal and/or a comparative market analysis (including recently sold homes in the neighborhood).  Also, your municipality or taxing authority will have forms and paperwork that need to be filled out.

There is a very good and cheap ($6.95) book put out by the National Taxpayers Union with step by step instructions for fighting tax assessments available here: http://www.ntu.org/main/store/detail.php?id=19
