I'm drawing upon the vast resources of the AR community here.

I am taking a "pocket listing" today on a luxury home in Middle Tennessee.  It is 12000 sf, 20 acres, gated, 4-car garage, elevator in 3-story section, pool, etc., etc., etc. My question is this:  Have any of you been using any external, non-MLS sites to post listings of this sort (probably $2.5-3.5 million) that have been notably effective? Have you found Zillow and Trulia to be good for these type listings?

I would appreciate any advise on this.

The more the better!  It gives you more Google juice to place ads in more locations.  It's self-perpetuating after a while.

Du Pont Registry, dupontregistry.com it is a website for listings on the higher end.

Exposure! Exposure! Exposure! I would also remember to have the listing "enhanced" in Realtor.com.

Why would you want to take a "pocket listing" in today's market? Just don't understand why you might do this and not get it on the MLS for full exposure?

Steve, Bernice Ross has a blog called http://www.luxuryclues.com and I'd strongly suggest going there as there are some free upper bracket sites that she has that would allow you to post for free.

Bob & Carolin: It is a "pocket listing" because the seller (a close relative) is extremely private in their personal affairs. They do not want signs, public info, etc. This is a property that will have to be advertised outside "local view".
