Selling your home here in St. Petersburg Florida
In one of my earlier posts we have already determined that every house is sellable.
The only two reasons why it might not sell are
Price is too high or
Marketing and advertising is bad.
Since you had a few showings and your realtor showed you the website statistics,
we know the marketing is working.
So, the problem is the price, sit down with your realtor talk about the feedback he got from the buyers.
The easiest way is always to reduce the price, but sometimes it is a little more complicated than this. here is a scenario.
The buyers like the square footage, the floor plan, the location, the backyard, but they are not willing to pay "that kind of a price" for a house that is painted purple outside and all the rooms are bright pink. No, what are you going to do? Reducing the price by $5000 will NOT make a difference and you are just wasting time, but calling a contractor, pay him $5000 to paint the whole house, inside and outside in neutral colors, might do the trick. Adding to the advertising that seller is willing to give allowance for paint will NOT work.
So, either reduce the price significantly or save money by having it painted ASAP. Do not wait around, you will loose a lot of potential buyers, if they have see the house in
purple" they will not come back. We have so much inventory, you need to be competitive.
