Buyers of today have more choices than they have had in a very long time, choice of location, price and so much more.  Many of the buyers that have contacted me recently seem to wonder is now truly the best time to buy?  Has our market hit the bottom?  Are prices going to keep dropping... none of us have a crystal ball - however there is a lot more to thing about that will make this answer very clear.

Even if the price of a home drops $20,000 - but the loan product that you desired is no longer available or if the rates have gone up - in the greater scheme of things have you truly helped your self?  Your actual monthly payment could be higher even though the purchase price is lower.

We are seeing more buyers in Central Oregon in July than we have seen in the laste several months.  Some of them are still makeing decisions but others have realized that things are a changing.

We are in an election year (in case you have been lost in the woods for over a year).  The mortgage industry is going through changes faster than most can keep up with them and prices are lower than a year ago.

If you are a fence setter call your agent or if you don't have an agent give me a call - let's talk about if now is the right time for you to purchase that dream home or your very first home.

I advised buying six months ago, predicting that rates may very well hit 7% by the end of the year, and look at where we are today. Now, the down payment assistance programs are evaporating. Buyers better hurry up. Prices are really low, rates are still reasonable.
