It was training day. I was taking a new agent and showing her how to door knock expired listings. They are easy. They want to sell, and they want some one that can sell it. Your job it to show them you can do it.

It starts with a first impression. You need to take control of the conversation. The person that asks the questions controls the conversation.

The door is knocked, The seller answers, you ask the first question..

Hi, I am Brett Noel with Keller Williams, Your home recently came off the market and is no longer available to the public, If I can bring you a buyer that is willing to pay a price that is net acceptable to you, would you accept the offer?

Their answer  says it all

In this case the seller asked me if I had any buyers. I told her I work with many buyers. She said that she had a lot of agents come by and that she was going to list her home with another company. I told her that I can appreciate that, and I would like the opportunity to show her how I can net her more money with my marketing system than any other company.

I told her that I wont ask her to sign the listing agreement at the time I meet with her but wanted the chance just to show her what I do. She asked if I could show her now.

Like a good Boy Scout I am always prepared. I grabbed my listing portfolio from my car and did the listing presentation for her. When I was done, she asked if I could also represent her a a buyers agent.

I humbly agreed to sell her home and to be her agent when she buys a replacement property ;)

All from knocking on one door. You can do it too. So what are you waiting for? Go Knock ;)
