Sun City Grand Architectural Design Changes

The Sun City Grand Homeowners Association Board of Directors voted a change in the architectural design requirements in Sun City Grand.

Since inception, Sun City Grand architectural design has permitted the usage of exterior retractable roll security shutters.  The recent change will prohibit any further approval for the metal roll security shutter installation.  Approximately 100 homes that presently have the shutters will be grandfathered.  Evidently most of the homes that presently have the shutters are located on the golf course.  The vote was conducted late last night after hearing comments from several homeowners.

The Architectural Review committee cited the following reasons to request having the rules changed:

1. Location/Number:  There has been an increase of requests to have the shutters installed on every window and door in the home.
2. Hazardous: A home fire may not provide the resident with the capability of raising the shutters to leave the premises.  Although most shutters have manual or battery back-up,
3. Perception:The shutters present the perception to potential homeowners that the homes in Sun City Grand has a high rate of crime.
4. Aesthetics: It is not aesthetically pleasing.
5. Perception: Homes without the shutters may be a burgulary target.
6. Alternatives:There are alternative methods of protecting windows from golf balls, at a lower cost, and undetected thereby being aesthetically pleasing.

Homeowners expressed the following reasons why not to have the rules changed:

1. Energy efficient: Metal shutters provide excellent insulation
2. Features: Capability of darkening a room to almost pitch black
3. Health: Excellent for people who suffer from sleep apnea
4. Security: Added security
5. Aesthetics:  It is aesthetically pleasing.
