"Can new construction pay for itself?"  Does new construction pay for itself?  What is the economic impact of residential development in the Brazos Valley?  These questions have come up over and over again in recent months. 

Yesterday, the Bryan College Station Chamber of Commerce hosted a luncheon featuring guest speaker B/CS Chamber luncheonDr. Elliot F. Eisenberg, Ph.D, Senior Economist of the National Association of Home Builders.  He was presenting his findings of a study on the impact of residential construction in the Bryan College Station area.   

 

 Due to space limitations, attendance had to be capped at 400 people. (To put it in perspective, about 120 attendees is reportedly the average attendance for the Chamber luncheons.)  People were interested in hearing what this economist had to say.  

 

 

 

Dr. Eisenberg, wearing a pinstriped sheer sucker suit with a green bow tie, this geeky looking economist quickly surprised the crowd in two ways. 

Dr. Eisenberg As a speaker, he was FUNNY and engaging.....I left feeling like that my $10 ticket was best $10 that I've spent in years.  As he was teaching us the underlying concepts of how his study was done, he left us all laughing and laughing.   The people that organized the event had no clue that he was such a talented entertainer.   He is an economist after all.

 To quickly summarize the findings of his study.  Yes, new residential construction in the Bryan College Station area pays for itself.  In TWO years!!!  That is better than the national average.  That statement factors in the fact that new homes require new infrastructure- fire, police, roads, utilities, education etc.

 The study showed that within the first 10 years, the 952 new homes that have already been built in the area will increase local income by $442 million and local tax revenue by $123 million.  Those homes will have created 3,622 temporary jobs and 839 permanent ones. 

 It was also emphasized that more money that we spend locally, the better it is for our economy.

Hi Sondra, no orphan posts LOL!! You'll never forget that one from me! : ) I think most would think an economist talking would be a dry subject but 400 attendees. They must have announced some pretty good refreshments. I do think new construction has that ripple effect. You pointed out the many areas. I liked the gentleman's bow tie. You don't see that anymore. Maybe I should try one on in my next profile photo. I sure would stand out. Or maybe wait till I get to age 60 and won't care what anyone thinks anymore....  Thanks for the writeup, keep them coming.

All right Sondra this is ridiculous. This post needs more comments... My God, the man is an Economist for God's sake. Isn't that equal at least the MVP at the Super Bowl? He's a risk taker. He tells us about the economy. He leaps tall buildings. He wears bow ties. Look at all these pictures Sondra provided. C'mon people this is hot news. Do you ever feel like you are getting lost in the noise with 100,000 members now?? Not with ME around!!

Doesn't anybody love economists?? I'm doing my part. Maybe if he gave out free dinner coupons to Golden Corral for readers of this post. I think the man needs an agent for crying out loud. I mean for God's sakes he's in the highly acclaimed Sondra's blog with worldwide Internet exposure. Where are the commenters??

Marchel, the guy's presentation was a blast. I almost wish I had a tape of it. 

Mike, he did give encouraging news and it was interesting hearing how they determine economic impact. 

Gary, THANK you for supporting my blog that looked like it might have been a poor little orphan.  I'm feeling challenged to do another post on this from a different perspective to see if it will garner more attention.  I'm putting on my media hat...what sells?....sex, blood, guts, crime, cute puppies and little babies.....hmmm there has to be a way to make an economist's report interesting.  Stay tuned.   

The 400 people present were there largely because the topic is extremely relevant in our area and the $10 luncheon price wasn't an obstacle.  Attendees included members from both City Councils, Planning & Zoning Commission members, Planning and Development departments staff, banks - who also generously supported the luncheon, various people within the business community, school board people, economists from the Real Estate Center, builders, REALTORS, etc...

Sorry for geting by so late in the day to comment on your very fine post.

Just goes to show a, you can't judge a book by it's cover now can ya.

I believe that new construction has two rippling effects in an area. Yes you do have company's and folk's, spending more money in your local area. That is a good thing for the economy of the area.

But it can cost the local area alot in the long run also.

Sometime's development company's come in to an area, and look for Ranch's and Farm's that are having a bit of a hard time. Then sweet talk them in to salling them some or all of their land.

Then you have the effect it does to Mother Earth and her wildlife children, by taken their home's away from them. These effects of development saden me.

So yes new construction can be good, but it can also be bad for an area.

Sondra, I finally figured this out once you gave me the demographics. These are all government workers. Of course they were there. Topical to their industry, they get out of the office, and for ten bucks you can't go wrong for lunch.

As for blog topics, as you tell me, just be you. Anything with SEX in the title is worth a minimum of 50 comments. My one with Hookers in the title got about 100 and is still out there in reruns. But seriously, you're doing great. Just keep trying something different... some are miss more than hit and vice versa. If I find it, it will NEVER have a zero. See, we're starting to pump this economist one up now. If we could get Trey to get his self over here and at least say you look lovely today or SOMETHING!! Geez Trey. We comment on your pictures of land with WalMart backgrounds. You're doing fine Sondra. Keep posting!!!

Sorry I didn't get to visit with you at the luncheon. It was worth every penny and then some . What a fascinating and informative individual . I left there feeling better about what a lot of us already believed to be the case about College Station but needed reinforcements on....hope the council listened up.

Dale, Howdy....thank for stopping by to comment.  Are you a mind reader?  Did you know what the topic of my upcoming post is?  Unfortuntately, in College Station....no one can purchase land for ranching purposes....unless it is maybe flood plain and have it work on paper.  The "offspring" of some of those that do have the ranch land...are choosing money over keeping the "farm" in the family.  Given that my company specializes in Country property....I kind of lament the situation.  But, then I try to do my part in helping College Station continue to grow into a place that we can all be proud of. 

Gary, now I hope you didn't make Trey feel guilty.....I kind of like Trey's lot with the Walmart in the back ground.  I wish I could afford to invest in it myself.  ....By the way, thank you for all the efforts that you have put into making this post get the loving it deserved. 

Trey, collectively we've got to continue educating the public so they can express their opinions to the council.  The public didn't want a Super Walmart at RockPraire and the council listened.  The public didn't want Rolling Ridge MHP or Wellborn to be annexed and the council listened.    I'll probably try to stop by your office early next week to visit with you a little.

Hi Sondra...  Given this economy and everyone fearing the uncertainty ahead of us I would imagine having an economist speak would be the eqivalent of a rock star speaking at a high school assembly!

It sounds like you got some great information (feed your mind) and you got some food (feed your belly).  Thanks for sharing this interesting info!
