For first time home buyers now is the time to invest in your future. If my children were a little older and had more money in the bank, I would coach them now to buy.
The rental market is pretty good right now for investors, the numbers are working. Financing is a little tough for some even with good credit and money down. Get pre-approved first.
Many people are having a hard time letting go of their current home for less or close to what they paid a few years ago. If you are moving up, in most cases you will make much more on the new purchase. Some of our clients are moving to harder hit areas market wise and doing very well.
IAR reported an up-swing in the Chicago area market April - May. The housing recovery may be on its way. The excess supply of available housing is getting smaller. Our team sales have increased slightly in the last couple months, and our Internet viewers of our listings have been increasing rapidly. The Barrington Illinois and Deer Park Illinois properties have been selling if they are marketed and Priced Right. Price is a moving target. In our area zip code 60010, there were 265 homes for sale with an average sale price of $662660 from 1/25/07 to 7/25/07 and this year 1/25/08 to 7/25/08 there were 196 with an average sale price of $660291. Still many homes were sold and sales are on the rise. I will do a Area Market survey in my next post.
