What About Commercial Real Estate?

As I was walking across the parking lot today I saw two vacant commercial properties. Here is Arizona, that is not uncommon at all.  Being a perpetual marketer, I started to ask myself if I wanted to delve more in to the Commercial Real Estate Market. The answer is "NO", but I thought I would share some ideas that may help others find a new means of doing business, launch a new division to an existing business,or create a new revenue stream.

Here are a few ideas that you can use to make a dent in the Commerical Real Estate Market.

1. Be a Local Market Expert. Not unlike residential real estate, there is somethig to be said for being the "go to" person when it comes to knowing what businesses are moving in, moving, out, or going under - making way for new commercial real estate.

2. Specialize. There are several opportuinities to specialize in commercial real estate such as apartment buildings, high rises, strip malls, raw land, or serving a niche market such as automotive shops or dry cleaners, both of whom have unique environmental needs. 

3. Join CCIM. Back in the day (1994?) I was a member of a local CCIM Chapter because I was trying to find my niche in the business and someone recommended commercial real estate to me.  If you don't know much about them, check then out.

4. Be an Information Provider.  One of the problems people often have with those who sell ebooks and information is that they think it is too much of a capitalist maneuver. I venture to say that the real underlying concern is jealousy that they didn't come up with a way to sell the information first.  I know of people who compile available commericial properties in a region by either selling listings to those trying to lease or sell or charging brokers and prospective tenants fees to access the list (or both).
