I recently listed and sold my son and daughter-in-law's home. My son was very receptive to the way I determined the market value. We used sold comps to decide on its value, and used similar active listings to decide how we would compete. The home was under contract after the first weekend on the market. Although I can provide a stellar open house it was unneeded.

Sellers are wise to listen to their agent when determining their asking price. All too often I hear sellers say "I want......" and there are no buyers who care what someone else wants. It won't help the seller (or anyone else) to have a property that just won't sell. I know that when a property won't sell there is something wrong with the property or the price. It isn't hard to determine which has the problem.

Although every change brings a challenge, my son and his family will be moving into their new home late this month. They are changing their lives for the better through real estate and I am the pleased Mommy who was privileged to help them.
