IT'S BACK!

Remember the market that had homes selling without spending most of your commission promoting them?  There was a time when if the home was priced right, was in good condition and was in a good location, it would sell relatively quickly...come on, I know you remember those days!
Well, our office's last 2 listings sold within a week of being put on the market!  I know 2 does not make a trend, but wow...it's something!  They were both great homes, staged well and priced well (and yes, one of them was mine...he he).  But our office is continuing to have increasing sales and homes are selling quicker.  A sign of things to come, perhaps?

I hope it is a trend that will last, I am sure that at some point we will kick back in

There are signs that in many parts of the country the influx of new listings and specially short sales have starting to level off.Congrats on your listing. We are not out of the woods yet but average prices for a home have been lowered so strongly that we are starting to get more buyers who do see opportunities. One thing for sure as in CA, these homes which have been listed correctly in the last 45 days will see some action much faster then in the past.

I put in a full priced offer today on a listing 1 day on the market. My client was tired of losing good homes.

Paula,  that is good news, let's hope that it becomes a trend!  Our office has seen some homes starting to move at a quicker pace that in previous months, not quite a week, but still quicker than before.

You know . Sometimes I become concerned about the doom and gloom media's reporting of the economy and real estate trends. I would bet things are getting better in your area.

I track a lot of the REO properties for my company, while helping to promote them.  I'm also noting more of them leaving the listing roles, and going to pending or sold!

I think we are currently working our way through inventory here in the Sacramento area.  Yes, we are still seeing new listings (both traditional and bank owned), but at least they are not staying on the market for ungodly amounts of time, if they are fairly priced and well marketed.
