Here is the market report for May 2008 based on statistics from the MLS.

In May 2008 there were 130 homes sold in Carlsbad’s 4 zip codes (92008,92009,92010,920110, which represents the largest monthly sales thus far this year...about 4 times what we saw in January.

Here’s the breakdown of activity.

TOTAL HOMES SOLD 130 (Detached 82 Attached 48)

TOTAL Size 966 SF – 5345 SF (Detached 1335 SF – 5345 SF Attached 960 SF – 3000 SF)

TOTAL Price Range $190K - $1.895 M (Detached $274,900 - $1.895 M Attached $190K - $1.65 M)

TOTAL Days on Market 84 (Detached 78 Attached 95)

TOTAL Average $/SF $300/SF (Detached $307/SF Attached $288/SF)

TOTAL Average Sales Price $651,748 (Detached $779,069 Attached $434,242)

TOTAL Median Sales Price $586,000 (Detached $726,500 Attached $383,200)

TOTAL Average Sale $/List $ 96% (Detached 96% Attached 96%)

An additional 133 homes went under contract (pending) in May 2008.

148 homes came on the market during May 200.

The median price of Carlsbad homes is about 4% below the median from 1 year ago for detached homes, but 4% up from April 2008; the median for attached homes is about 13% below that of 1 year ago. The market still favors buyers, but we are seeing a more positive trend with more sales, stable pricing, and a healthy inventory.

There are, however, still a good number of distress sales, which is bringing down the prices in certain communities, and with the middle of summer upon us (this report is written a bit late) I would expect that after June things will slow a bit until after Labor Day.

Hi Jeff, This must be so encouraging. I had been hearing that Carlsbad was one of the few places in the county showing some appreciation in a number of areas  instead of just a drop in home values across the board.  Good information Jeff.
