Ada county is still selling, as with markets nationwide, accurately priced properties are selling. 

For March 11th-19th here is the break down:

Boise has a total of 75 properties sold with a 152 in pending status.  The highest number of properties selling in the $160,000-$199,00 range.  Inventory is still up with a total of 2314 actives 230 of those are new.

Kuna had a total of 13 properties sold with 16 pending.  The selling prices are a little higher in Kuna with the largest amount of homes selling in the $200,00-$249,00 range.  There are a total of 231 actives in Kuna with 25 of those being new. 

Meridian inventories are up 1167 actives 123 of those are new.  We are seeing a lot of price reductions, and time on market is up.  35 sold and 59 of them are pending.  The largest number of homes being sold in the $200,000-$249,000. 

Eagle/Star have a total of 11 sold and 23 pending.  There are currently 747 actives, 49 of those are new.  Homes in this area typically have a higher price point and most of those sold were in the $250,000-$299,000 range. 

Days on market are up across the board and it is more crucial than ever to make sure you property is priced correctly.  If you are going to be competitive your agent should be doing a market analysis every 3 weeks if traffic is down and offers are not coming in.
