A buyer's market is not a license to steel.
Buyers are getting the idea that they can make insulting offers and win the prize. We should encourage buyers to be realistic. Is that not acting in our client's best interest? Yes. It is. There is a line in bargaining the price and terms that one crosses to become a time waster. If you are helping people make offers that are not going to be considered, you are helping the client waste time. You are wasting your time and other people's time. At four dollars a gallon for gas, I see no reason to let the buyers frustrate themselves, sellers and agents with stupid offers. We can refuse to be involved in such activity and we should.
We are professionals not puppets. Sometimes we should pull our own strings.
