In another example of how the media refuses to share much of anything positive about the Las Vegas real estate market, a luxury condominium sale in Los Angeles is receiving MAJOR exposure for setting a local price-per-foot record, while a similar penthouse sale in Las Vegas (on a price-per-square-foot basis), continues to be ignored.

By now, almost everyone has seen or heard that a penthouse condo recently sold in Los Angeles for price of approx. $2,848 a square foot.  $2,848 represents a condominium price-per-square-foot record for Los Angeles. 

 

The Result?

SMART.  The story was well embraced by the local Los Angeles media.  The story is showing up on television and is now being picked up by the Associated Press and blasted all around the country. 

 

In Contrast

In late 2007, several record sales took place at The Harmon Hotel, Spa & Residences on the Las Vegas Strip.  The three sales actually set the top-three residential price-per-square-foot records in the history of Las Vegas. 

 

The Result?

DUMB.  The story was NOT well embraced by the local Las Vegas media.  Not a single local news station responded to numerous requests, and only one local reporter gave it one small line in a separate article.  For the most part, the response was "We are not interested at this time."  

Actually, some questioned the records, going as far to insinuate that they were faked by MGM MIRAGE to create hype.

It's not called complaining - It's called standing up for what's right.

It's no secret that I've been vocal about raising the question - "How come nobody wants to share anything positive about Las Vegas?" 

If you don't like the fact that I'm willing to stand up for my city and the people whose lives are being harmed by other people's focus on negativity...then stop reading my articles. 

  • Is it NOT relevant that Vegas' top price-per-foot record is just approx. $400 a foot shy of Los Angeles' new record?
  • Is it NOT relevant that several properties in luxury high-rise condominium developments are selling at very high price-per-square-foot numbers?
  • Is it fair that readers only get to learn about the NEGATIVE factors of the Las Vegas real estate market?
  • Isn't it the job of the media to report BALANCED stories?
  • How come when false statistics or information is reported, RARELY is there a correction or apology issued?

 

Walls are only there to stop OTHERS who don't want it as bad as YOU.

Do I sound like a broken record yet?  Good, that means we're getting somewhere.  Yesterday, a very special man passed away...Randy Pausch.  In his famous "Last Lecture", he shared a powerful mindset...

When you run into a brick wall...it's not there to stop you from reaching your goal...it's there to stop the other people.  The ones who don't want to reach the goal as bad as you.

 

Keep it positive Vegas - Let's Stand up for our city!

Brick by brick, we WILL knock down the wall.  Do you want peace?  Or are you going to let some silly roadblock stop you from watching out for the best interest of your clients, as well as yourself?

I rarely watch the news from anywhere these days simply because it is ALL negative.  (I actually blame the media for a good portion of "the sky is falling" mentality in today's market) 

I was fortunate enough to have actually filmed a segment with CBS on the benefits of Staging a home and how it can and DOES help in today's market especially if the home is priced right for the competition. My segment was "cut" because they wanted to focus solely on price - so they featured a home that has been on the market for 5 months and over $200,000 in price reductions!!!!!????

The home we Staged for the filming of the segment last Tuesday - is already countering multiple offers...  but we most likely won't be hearing about that these days.

Sure, it's fun to shoot the breeze with reporters from CNBC, ABC News, CBS News, and FOX News - the most important part, however, is being consistently recognized as a leader in the Las Vegas luxury real estate market.
