Home Buyers vs Home Inspector, what is the difference? 

There are great differences between the two, yet both types of inspection are clearly needed.  The home buyers inspection, is really geared to the function of the home in relation to the buyers themselves. The home inspector Inspection is a comprehensive look at the homes systems.

I buyer is looking at a home more from a functional point of view. Are there enough rooms, are all the required essentials available, does the home look well kept, is it the right style.  These are all questions that the real estate agent works with to find the buyers the perfect home...

But the Home Inspector really looks at the home is different eyes.  So there are four room, mean nothing to the Home Inspector, expect is the smoke detector placed properly in relation to the rooms.  Are all the essential available, to a home inspector that mean are all the systems in place to have a good home.  Is the home well kept, to a home inspector mean  the home has been properly maintained and should have few defects.  And ass for style, well all home have the same basic systems so style mean not much to the inspector.

The home Inspector is more interested in the functionality of the home and is it safe.  Functionality is determined based on the inspection of the homes systems.  These include

  • Structural
  • Exterior
  • Roof
  • Plumbing
  • Electrical
  • Heating
  • Air Conditioning
  • Interior
  • Insulation and Ventilation
  • Fireplace and Solid fuel burning appliances

The home inspector will spend between 2.5 to 4 hours depending on the house size inspecting the home.  Most home buyers on the other had, may have had about 1 to 2 hours see the home, on several visits.  The home inspector has a good idea on the interrelation of various systems in the home and how they can affect the buyers.

Having said this, I am sure there are some very good Home Buyers that do not need a Home Inspector.  The Electrician, or even the P. Eng could do a good job.  But the Home Inspector is well trained in all systems and can assit most buyers to make an educated decision in the purchase of the home.
