This morning, as we drove past the Frontier Times Museum and saw the remnants of the American Cowboy celebration that was held last night, we couldn't help but feel sorry for the homeowners that lived behind the museum. Right out their bedroom window were 50+ revelers enjoying the food, music and lively conversation till who knows, what hour of the night.

Then our discussion turned to the neighbors of the 11th St. Bar with neighbors behind, and alongside it. It becomes especially loud when they have special events, such as chili cook-offs, cabrito cook-offs, that spill out into the street.

The City of Bandera has taken steps to help the homeowner's in the city by enforcing a noise ordinance. I'm sure this helps put limits on businesses like the 11th St. Bar, but does little to stop the huge intrusion that special events like the Cowboy Celebration put upon it's citizens. Music and revelry are a huge part of Bandera, past and future, banning these  events would be harmful to the city as a whole.  So what is the solution, you ask?  Is it ear plugs for all its citizens? Grin and bear it for the good of the city? I'm not sure if this has been tried before, but don't other cities use zoning as a way to buffer residential properties from commercial enterprises?

All the saloons, hotels, restaurants and event facilities could  be designated at the center of town, and offices and clinics and the like be in a buffer zone between residential and bars and dance halls. This is pretty simplistic on my part, but hopefully you get my drift.  This way, revelers won't be passing out in someone's front yard- ya hope.

Mary Jo, that's a tough one! With all the businesses and homes set up as they are it would take many years to re-zone. Wouldn't it? Whoever is there already should be grandfathered and allowed to continue to continue.

Of course, they have to start sometime! I guess until then the homeowners might plan a weekend away for the big ones!!!

Deb,   There's probably lots of homes that could be bed and breakfasts, insurance offices, lawyer's offices, etc. that wouldn't be there at nite when all the festivities were happening.  Changing the zoning would give these owners an opportunity to make more on the sale of their homes. Mary Jo - It's a sign of the times. If they get run off they will just go somewhere else to find a meeting place, then Bandera will dry up and they will loose tourist trade.

They complain in New Braunfels that the tourist get roudy and take over the river. These people knew that when they purchased the property on the river and it is only during the summer season so I say live with it or sell and move. It may sound harsh but that river is for everyone to use. There are guidelines and expectations and if the visitors don't comply then they are urged to straighten up or leave. Most of the people I see on the river seem to be enjoying themself.

Let us know if they ever find the answer for Bandera.

Carl,   Bandera is working on a Master Plan- hopefully that will help solve the problem- can you imagine trying to sleep while a party is going on outside your window? New Braunfels has done alot to control the drunken behavior, I applaud them for that.  Have a great weekend!

Mary Jo it is a tough call.  I just wouldn't want to be a neighbor near the revelry in Bandera or anywhere for that matter. It can get LOUD!  When New Braunfels tried to clean up the drunken behavior there, they just came to the Frio which had always been very family oriented.  Now, we have curse words being shouted and large groups tied together drinking, smoking and the like.  I say go back to New Braunfels or go home!  Sorry Carl but those kind don't belong in an area where families are taking children to have a good time.  Recently I floated through a marijuana smoke that drifted from one side of the river to the other.  We need more patrols on the rivers and they are coming.
