It seems lots of Knoxville, Tennessee real estate wanna be buyers have been reading and believing the nation media's reports of "50% drop in home values", "worst real estate market in 50 years", "new home starts at all time low" and other such fictional bad news.

True, there is bad news is lots of the country but Knoxville, Tennessee is not one of those areas. Sales have been humming along pretty well this year. Overall volume is down somewhat but there are still buyers out there and homes are still being sold.

One of my fellow Realtors, Bill McSpadden, has came up with one of the greatest sign riders I've ever seen for his yard signs.

That pretty well sums up the Knoxville, Tennessee real estate market: "Reduced, BUT not stupid or desperate."

I can't wait to ask Bill where he got these great sign riders.

Great marketing idea.  Kind of tells it like it is.  I would say that if I were a buyer I would think that the seller has adjusted the price to the bottom.  Very funny.

I think most any sign company can make a custom rider with anything you want on it.

I love sign riders because they're so cheap and do so much.

I think this is great! You just know that buyers will laugh when they see it ... and just maybe they'll feel too guilty to submit a lowball offer.

What I'm finding frustrating are the buyers who submit low offers then ask for closing costs and even worse, they come in with a whole list of fixes after the inspections. As Mom used to say, you can't get blood out of a turnip!

Jim that is a cute sign...     tells them they will not deal with the lady at the garage sale asking if they will take a Quarter for the Chair listed at  $ 50.00  lol

Jim, I agree that many home shoppers have been fed unrealistic expectations by the press and others.  It may take an extra "education session" or two to convince them what the true home values are and where to expect to end-up price-wise in a home purchase. 

I've also noticed some of the builders in our area upping the buyer's agent commission, which can give us agents another tool to close a "gap" in an offer, if need be.

That is a great sign rider, kinda sets an expectation or two up-front!

John, if you're talking about kicking in some of my paycheck to close any "gaps", that doesn't work for me.

The buyers and sellers need to close their own "gaps".

Hi Jim, perhaps "tool" is not the best word to have used.  In our area several builders are adding 3% to 4% more to the buyer agent commission, for a total BAC of 6%; in addition to having a reasonably priced home to sell.  The builder is then expecting cleaner offers with less quibbling.  -John
