I have observed that the market, featuring many bank owned homes, here in New Hampshire is beginning to "turn the corner". The long lost qualified buyers for real estate are coming out of hiding in droves. This coupled with a market where bank owned properties prevail, despite the competition to purchase them, make the New Hampshire real estate market difficult to navigate.

Of course Real Estate is local and there are pockets that continue to remain strong but there are many areas where buyers are looking to "find a deal". Bank owned properties tend to be priced lower than competitive homes but buyers need to be aware that with "the deal" comes an "as is" condition clause built into the Bank Addendum.

This is one of many reasons why buyers should seriously consider hiring a Buyers Agent to help them navigate the buying process.

Judy, Buyers need to be very careful with Bank Owned Properties.  Some times the previous owners do some very bad things to these houses, and what appears to be a deal on the surface, turns out to not be such a great deal.  Best thing is to follow your advice and GET A REALTOR to represent you.

Judy, the same thing is happening here in Sacramento. We have many of the bank owned properties in multiple offers especially the lower end houses. These folks are all scrambeling to get accepted by the banks. I know personally, I have written 12 offers for one of my new home buyers and still nothing. I can't imagine any home buyer not being represented by their own agent. That would be real estate suicide.

A great deal isn't so great if it turns out you have to spend a lot of money on upgrades and repairs.  So many hidden nightmares exist behind an "ok" appearance.  It is always wise to seek professional assistance if you want the best deal.

So true Judy!  The market is interesting to say the least.  I think the prices are so low that buyers are in competition with each other...which makes it all the harder to pick up that dream of a lifetime.

Gena - Thank you for your kind recommendation. I have had buyers making offers and getting overbid in one deall after another. Buyers think they can discount the offers not wanting to take into consideration that the banks sometime hold off responding to offers in order to get several offers then they deal with the one they like best.

James - there are some good deals out there but buyers must realize they need to be willing to make a good offer to be in the running to land one.

Sharon - right you are - buyers should hire an agent to work on their behalf as well as experts to do a good home inspection.

Moni - a Realtor can help them if they are willing to listen to their advice.

Great advice and it certainly is a great reason to get a home inspection also. So many of these homes have problems that even though they look like a great price in the long run with all the repairs they need quickly out price what is already on the market.

Todd - It is our job to educate buyer clients regarding the pit falls in purchasing any home but it seems that sometimes they have  a perception that is difficult to overcome.
