Should you Sign an Exclusive Listing or Buyers Agreement with a Dallas Realtor or Real Estate Agent?

Dallas Exclusive Buyers Agreement:

I always hear new clients asking if they have to sign an exclusive buyers agreement in order to work with us. I also have clients calling and practically begging because they are locked into agreements and would do anything to work with another agent. I believe the easiest way to answer this question is to ask my new potential client if they would sign an exclusive agreement with a Car Salesman, Cleaning Service, or any other Service Based Provider. The answer is always amazingly NO! I ask then why would you sign one with a real estate agent. Again I'm a Texas State Licensed Realtor Jason R. Anderson advising that you do not sign these agreements. The only person that benefits from this agreement is the Agent not you. This means that regardless of how good or bad of service I provide you, you are obligated to work with and pay me a commission if you buy a home. We guarantee that you will never have to sign an exclusive buyers agreement with us at any given point or time throughout the process. If our service is not up to your standards we feel you should be free to use who ever whenever you would like!

Dallas Sellers Exclusive Listing Agreement:

Is it necessary to sign an exclusive listing agreement with a Dallas Realtor to sell your home on the MLS? The answer to this question is two fold both yes and no. We feel it is necessary when selling or listing or Dallas Home for Sale that you sign and get the details in writing on a TREC promulgated form. However we do still feel that you should have the privilege to use another realtor if you feel that the service you expect is not being provided. This is why we write a 2-week notice cancellation period in all of our listing agreements as follows. If for any reason you are not satisfied with the level of service we provide you may cancel your listing with 2 weeks written or emailed notice. You may not cancel the listing if a contract is accepted or once paperwork has been submitted to the Title Company. So as long as we are not actively working on a deal you are free to cancel your listing at anytime for any reason with only 2 weeks notice no questions or strings attached.

I do not work with exclusive buyer's agreements either, unless I have the feeling that someone is just using me as a tour guide
