I just checked my stats on my web site.  In January I was at about 20 visitors per month and 180 hits.  For July I am up to 1800 hits with 450 visitors.  I think I have the tags and searches down.... finally.  But I have ZERO leads coming in. 

When I checked the referring sites I found that my site is being hit many times a day by a site called keywordspy. 

I had the largest increase in hits after I took out the registration for searches.  No one registered.  I didn't think that was doing any good at all.  I never register on a site, I go to the next site.  I think that is why my hit count went up.

I have a lot of information for buyers and sellers and they hits are spread out all over the site.  I also allow opportunities to request more information.  I have zero requests in that area.

Any other ideas how to capture leads?

good question.  i recently switched and have been doing my key words organically.  my new site supported by VTX Solutions is suppose to do this for me.  We will see.  I was able to get to google page two with my own efforts on the old site. 

I have heard mixed reviews on the registration process.  I wish there was a back door approach that allowed people to surf and we could still access them.  but maybe that would be illegal.  I know i leave sites who ask for info about me. 

I want to follow this post as well.

Links and backlinks, IMO.  Put your website as your signature on your blogs, for a start.  Submit your blog via RSS to blog sites.  I'm no expert, but that may help.  My your site part of your email signature as well.

Just about all of my leads come from my website registration. I post on local internet classified posting boards in my target areas and I make sure that all of my ads include my website (for more info, pics, etc). People HAVE to register onto my site to even view properties or do a MLS search. When they register, I immediately receive an email that comes to my phone. I call them up and take it from there. I've found that if people are really serious about your services, then they'll input their email and telephone contact information. If they're not serious, then they won't even register and it does bother me because who wants to work with someone who's only toe-kicking?

Some topics one of my past mentors had told me about this issue is the following:

- Does your website give a niche area of expertise?  Or does it just cover the entire state

- Does the prospect see you as a specialist for what they are looking for (based on your keywords and what they are typing to find your site.  When they get there, Do they immediately see what they were searching for)

- Do you give them a reason to submit their info to you (home search request, buying/selling questions)
       - Make them Contact you (FOR A VIP LIST OF HOMES IN ........... REGISTER TODAY AND BE THE FIRST TO SEE NEWS LISTINGS AS THEY ARE AVAILABLE)

- Is your site overwhelming?  Is it clean, to the point, and easy to find what is being looked for

These were some topics that my past mentor had hit on.

A lot of times we get into putting everything on our site thinking more is better.  A lot of times LESS IS BETTER.

Studies show that you have about 3 seconds to catch a visitors attention before they click back or move on to a new site.

PICTURES STIMULATE visitors to stay...

- Ex: instead of having a paragraph or few sentences saying how you can help a buyer set up a  serach to view homes, yada yada yada..
Put a Catching Picture with the text that says "FREE INSTANT HOME SEARCH"

There are a number of things that will help get the hit count up on a web site.  Getting the address out there is the number one issue.  Here is a list of the things I added my web site to.

Yard sign, e-mail signiture, e-mails announcing new information sent to a list of customers/clients, business cards, links from Active rain and Point2, yellow pages, Google maps.

Attempting to make the home page interesting is a challenge.  I have read and also experienced this in searches.  Adding pictures to your web site help in two ways.  They attract attention and if you give them a specific name they work their way into search engines.

I would guess that the market you are in has a lot to do with the success of a site.  I work out of Menomonee Falls, Wi and also in Milwaukee.  The Internet has caught on but there are few leads from web sites. 

Specializing in a few areas is much better than attempting to look like a jack of all trades.  I learned this by looking at the competition.  I have also found that if you specialize in upper scale and new homes the others will come. 

I do not like announcing that I am an expert in foreclosures and short sales. This sounds contradictory to the homes I deal with in the suburbs, including new home sales.  Would you work with a foreclosures expert if you are looking for a $125,000 lot to build a $300,000 home?  Look at the other aspect.  A buyer looking for a foreclosure is more than willing to work with an agent that specializes in homes in the suburbs. 

The hardest part of setting up a home page is the fact that you put on information that seems vital to you.  This may not be the case with 90% of the people viewing the site.  Have other view your site and ask for suggestions.

Hey Dennis - i like several aspects of your site.  I really like your thinking of being out there to help more than just real estate.  Call me different but I really feel the value of anyone who is in your sphere (and i am in someones sphere, even if they do not call it a sphere) is that someone who is always trying to offer more than just a sale.  Like i said before mine is now under a new site manager and i have so much to do, but i am not going to stress, i will get er done soon enough.  I know the leads will come if i can offer something of value.

Thanks for the visit to my site and the compliments. 

One thing I had to add to my site was the Google map.  If you already have an ad with Goolge maps it is easy.  There is a link on the Google site to add the map.  Just hit the link, edit the size and placement of the map and hit the button.  Google gives you an HTML to copy and paste into your site.  And who knows, maybe it will put you a couple of notches up on a Google search.  And people feel a sense of credibility when they see a map.  It also makes it easier to find you.  Why have them search for a map?  They may find another agent looking for your map.
