Those are very strong words.

Do you have lots of photos on your listings? Even the ugly ones? Do you think potential buyers won't see the property once they get there?

Consumers want to see lots of people when they look at your listings and it's in our best interests (not to mention our sellers) to deliver them.

Lots of companies like Move, Zillow, Trulia, and others, study consumer viewing habits on their websites and they've found that listings without photos only get about 25% of the 'click throughs' to other information about that listing.

So to get your listings really looked at by potential buyers (and sellers, yeah, they look at listings too) post lots of photos.

"I can't take good photos" is no longer an option. Take a course, or if need be, hire someone else to do it for you.

That is so true and I'm glad you pointed it out. Peopel should really think about these things and I'm sure others will agree too. It's always good to consider these things.

I agree you need those pictures and made the place look as good as you can. My MLS let's you post 16 for free, so why won't I?

Jimmy,

So many of the listing presentations are so artfully done, any listing without photos is a true negative. In this market a property does not need the listing effort to give a negative impression.

Agents need to learn photography and video skills.

I spoke (as a sponsor and probably not briefly enough) at the new agent indoc. I mentioned photography and video skills as important to them. They probably did not understand, but maybe they will.

Multiple photos are generally what draw in the consumers and peak or create their interest.

Hi Jim - Every consumer I have ever spoken with about photos says that if there is none they won't even continue to read.

Jim on 95% of my listings I use a professional photographer.  Now if it is a short sale or foreclosure property which I try not to do too many of let's face it a photographer is kind of overkill.  Anybody that does not max out the number of photo's allowed on websites is just not representing their clients very well.

Don't be afraid to show what the house has. Some buyers want a house with an older kitchen and pastel bath fixtures. Some want to re-do certain rooms and would prefer carpeting that is worn or dated, because they are going to install something else. Listings without multiple pictures are a disservice to the client.
