I work in Southern California, in the Santa Clarita Valley. a large amount of the supply of available housing in our community are short sales and foreclosures (REO'S). Our office has been involved in numerous short sale and foreclosure (REO) transactions. Short sales are especially difficuult to negotiate to a successful conclusion. If the agent involved on the listing end is not extremely proactive with the lenders involved, these transactions can go on forever. It is extremely important to work with experienced agents when dealing with these types of properties. Furthemore experienced agents already have a repore with many of the asset managers and therefore may be able to expedite the process. Don't get me wrong at best these are extremely difficult transactions. The consumer should be aware that not everybody is a short sale or REO expert.
