Prepare your buyers for the house hunt!

   Isn't the Real Estate life grand! I do love my job and the best part about the Real Estate market is it's ever changing. Right now in the Sacramento area home prices are at a all time low. The prices in some areas have fallen 50% from the peak of the market.

   The Great thing is that first time home buyers can afford a home. Over the last 5 years home prices in our area have risen to all time highs and driven our local buyers out of the market. Now is the time for those people to start buying. I have been blessed with past clients who have family that are in a position to buy that new home. The only problem is that the investors from out of the area are getting the same idea. How do we position our selves to buy that new home?

  If you listen to the media they will tell you that we have not hit the bottom of our market, but if you are an active buyer right now you know that is not true. The homes that are priced right in our area are getting multiple offers and this is frustrating for the buyers. Especially first time buyers who have a  budget, and can't compete with cash offers.

   Not to be long winded, give it your highest and best offer up front and don't get frustrated if you don't get the first home you find.  #1 rulenis if you like the home then go for it! The best education I give my clients is this is not a time to play games. I show them the comps and let them make  an educated decission. We are the professionals  and that is our job!

Great job. I truly believe that buyers should be educated and informed. As I was giving some materials to a buyer on our 2nd meeting last week, he commented that I had already given him too much to read and consider.

All time low???  I hope you don't really believe that!  I'm sure homes were much cheaper in the 80's, 70's, 60's, etc.

Cameron ,You are right! I was referring to the peak of our market in the Sacramento area. I am sorry if the post was not clear. There are homes in our area that are at 1980s pricing. This is a great market to buy!
