Reduced Commissions

In this buyers market it is hard for me to figure out why a Broker would discount his or her commission in order to get a listing. Listings are staying longer and longer on the market and I find myself working 2 or 3 times harder to sell the home. Not to mention the cost of advertising dollars have increased in order to get the listing to sell. So why would I want to work longer hours and have to put out more money then go ahead and reduce my commission.

Sometimes I find it insulting when a Realtor is offering me a reduced commission to bring them a client. If you want to reduce your own commission that is fine but why lower the selling agents side?

Makes no sense to me.... Go figure.

Here's my take on reducted commissions. First and foremost, it underminds the value of what you do, and good agents don't budge often. If an agent is willing to reduce their commission in order to get the deal then I would sell the seller on the fact that they will probably be just the same when it comes time for negotiations...Who do you want in your corner???

I agree Chaz.  Some agents are desperate for any listing; therefore they will take it at any cost.  It makes it difficult for other agents who are not willing to reduce their commissions.  I've recently lost a few listings because the client decided to work with another agent at a reduced rate.  Most of the time, the home sites for a longer than other homes because the listing agent isn't willing to put marketing dollars into selling the home.  That makes the average days on market longer.  It also makes it harder to get listings because consumers know that some real estate agents are willing to work for reduced rates in today's market.  Makes no senses to me also.  I just don't understand why agents are so eager to reduce.

Realtors are not the only ones having to lower the fees, Mortgage brokers are also.  At least i notice that i have had to. The market is so tight right now. It seems like we are working twice as hard for half the fee.

A little excercise in " How much is your time worth ".....hourly will give you a barometer from which to work from.  While there are times we all must concede in commissions we charge, our time, like everyone's, is worth money.

I've used the "you wouldn't ask your doctor for a discount" conversation. And it worked. Depends on the client what conversation I have.
