You decided on a price for your property, purchased plenty of FSBO signs and directionals. You spruced it up inside and out-now it's time to think about how to let buyers know. Where are your buyers coming from? How do you reach them? Is your property the perfect place for "First Time Homebuyers" or would it rather suit "Baby Boomers"? Is your neighborhood family friendly or is your home located in a 55+ community?To draft a successful marketing campaign you need to know who your audience is and where to find them.
Let's assume your property is a fixer upper that needs a lil' TLC. Your perfect buyer is likely to be a young family looking to own their first home and willing to put in some elbow grease. If your home is located in a 55+ community, your buyer will likely be a "Baby Boomer" couple from up north looking for their spot in the Florida sun. Either way, once you have determined who you audience is, you then must figure out how to reach them. As a For Sale By Owner your advertising options are limited but you might still be able to reach some of the potential buyers.
Newspaper vs. Internet
There are plenty of local newspapers with real estate classifieds. However, nowadays buyers begin their search online, in the convenience of their own living room. Your home needs to be advertised where buyers will be looking for it: on the WorldWideWeb.There are many sites that let you advertise your property for free, pictures included. The WWW is a great place to start your marketing campaign if you have the time and patience to submit your property.
Flyers
I have had quite some success distributing flyers in neighborhoods.Make sure your flyers contain at lease one sharp photograph and detailed information about all those special features of your home. Since your property can only be shown by appointment, make mention of the best time to call and schedule a showing. For example: if you work during the day note that showings can only be scheduled after 6pm
As a professional, I offer my clients a wide array of advertising options. A favorite with sellers are Microsoft Powerpoint Presentation burned onto a mini CD that can easily be distributed among fellow Realtors to show their clients. Also very popular are Visual Tours that allow buyers to tour properties online without ever leaving their own living room. These Tours can also be added to Powerpoint Presentation for double impact.
Buyer's Agents Welcome
If you are willing to pay half the commission, buyer agents might be willing to work with you present another way to give you access to a their pool of potential buyers.
Yard Sale
A great way to de-clutter, make a few extra bucks and let your customers know your home is for sale. They might not be interested to buy themselves but they have friends and family that might just be looking to move into your neighborhood. Make sure you have flyers handy to pass out.
