As of 7/30/08, there are 7 active listings in the Red Bluff neighborhood.  Red Bluff neighborhood is located to the far north side of Ladys Island, South Carolina.  The neighborhood is very private.  Many of the home owners contribute the peaceful feeling of Red Bluff to the un-paved streets.  The streets are not a problem because they are white sand.  "It feels like I am driving on the beach everytime I head home" says Diana Earnst.  The active listings range in price from $375,000 for a smaller marshfront home to $930,000 for a deepwater home with a dock and a sunset view! In 2007, 3 homes sold in Red Bluff; one sold for $298,000, one for $340,000 and another for $475,000.  The difference in prices in the Red Bluff neighborhood comes from the view, being on the waterfront, or having a waterfront deepwater home site with a dock.  For the year of 2008, no homes have sold in Red Bluff. 

This led Broker-in-Charge, RE/MAX Sea Island Realty, Chris Skrip to conduct additional research into 2008 sales for Ladys Island.  As of 7/30/08, 104 homes have sold on Ladys Island.  Of those 104 homes, 79 of the sales were under $300,000.  This leads to assumption that homes priced under $300,000 are still moving, but what of the remaining that are priced over $300K? 

Many of the remaining 25 home sales are located in Cat Island, Coosaw Point, and New Point.  To get to the $400K+ price range on Lady's Island,  buyers are getting into upscale and golf communities; many with community docks, clubhouses, and other wonderful ammenties.
