Coastal eastern North Carolina is a beautiful and wonderful place to live but there Queens Creek Hubert NC are some requirements here that newcomers to Onslow County may not be aware of.

Much of the property in and near bodies of water in Swansboro, Hubert, Jacksonville and surrounding areas are located in a flood zone whether they are on or near the ocean, sound, river or a creek. Many buyers are under the mistaken impression that only waterfront properties are required to obtain flood insurance. This is not necessarily true. It depends on the zones as determined by the National Flood Hazard Maps.

Lenders require homeowners to obtain flood insurance for the properties that are located within a flood zone. There are different levels or types of flood zones and which one the property is located in is important to you and your lender. To learn which zone applies to your property contact the Onslow County Planning Department, Zoning Division 910-455-3661.

Once you have this information any insurance agent can assist you with obtaining quotes and coverage. The premiums are very reasonable.

Cynthia, the last job my father had at the US Geological Survey was heading up the office that produced the flood zone maps.  And while I live far from a flood zone, my basement floods during big rains - has something to do with screwed up gutters!

Cynthia, I find that a lot of buyers are not aware of this information. Living in central Alabama, there are not a high percentage of homes that would even require it, but knowing that it is a posssibility is a must. The extra premiums may affect how much home that can afford.

Hi Cynthia,

Great information that you are providing to newcomers!  Not trying to steal your thunder, I always recommend they obtain flood insurance, even if they are not "in the zone" as one of these big rain clouds do drop lots of water.  The best insurance is the one you don't use, and it is surly better to be safe than sorry.

So your Dad is responsible for those maps that dictate who must buy flood insurance, LOL!   As for your flooding basement, water in the house is no fun regardless of how it gets there.  Ugh!

You are welcome to steal my thunder anytime and you make a good point.  I also suggest to buyers that flood insurance is cheap insurance but I find that if the lender does not require it, few buyers follow through.

Cynthia - This is a serious issue, most people only find out that not just properties near water can be in a flood zone when it is too late.  As Realtors we should bring this to the attention of potential buyers.  Great consumer information.

Great info!  One problem - we live in military housing on New River (NC) .  Our insurance is through State Farm.  We have been trying for over 4 months to obtain flood insurance.  Apparently the military did not participate with FEMA and their floodmaps - any base address comes up "not known".  The military also did not participate with Onslow Cty or the city of Jacksonville.  Bottom line, because of this, no agent with any company can provide flood insurance to anyone aboard Lejeune or New River.  The only way around it -- each military family has to put out $$$ for a surveyor to obtain the info insurance companies require.  Some military are under assumption that the renters insurance provided by Atlantic (who owns the housing) covers everything.  This is not correct.  I'm still waiting for Atlantic to give us a definitive answer on what exactly it does cover.  We have spent weeks researching this.  No one with the military, housing, insurance seems to know how to get flood policies and for the life of us -- we don't understand why anyone has never asked this question before.  Geesh, we live ON THE WATER!  Any help would be greatly appreciated!   Thanks!

Wow!  I did not know that the base housing was not included on the flood maps.  Have you talked anyone in the Onslow County zoning and planning office?  If not, give them a call and see if anyone there can advise you.  I wish I could be more helpful but I'm just not sure where to go with this.  Good luck and let me know how it goes for you.

Thanks for pointing me in the right direction re flood insurance!   Had a very informative chat with a lady from the Onslow Cty zoning/planning office today  -  VERY helpful!  When we return from the holidays, we plan to visit her for further info.  Had it not been for your website on a last effort google of this topic - I would have never gotten to this point.  THANK YOU VERY MUCH!  If we decide to buy in this area, we'll be sure to keep you in mind!  Thanks again!
