Yes, Mary, it is a lot of money.  But the price is actually low for the area and for a 3 acre lot.  For example, direct ocean front maybe 1/3 acre, the price is north of a million.  Generally, substantially north of a million.  We are very commutable to Boston (60 miles) and much closer to NY & CT then some other desirable seacoast towns so this type of property sells at a premium.

You can actually get some very good deals on rural land just a few miles from the beaches.  And some neighboring towns, even lower prices.  But there is more demand for ocean front & ocean view.

Land sales were quite sluggish for the first 6 months of the year but recently have picked up quite a bit, including some high end land.  Market seems to be coming alive!
