Dear Diary: The Hazards of Being a Buyer's Agent
Dear Diary:  The Hazards of Being a Buyer's Agent

Danger Ahead! After a bit of 'Buyer's Paralysis,' I had one of my favorite clients back to town to finalize their new home search this week!  I've been working with them for nearly 5 months and have enjoyed showing some of our finest properties in Charlotte.

On the day that they were to come back to town, I had two Closings--one at 11:00 and one at 4:00.  So, I asked my partner, Scott, to help me out all day yesterday--I'd be with them a portion of the day but, he would be with them the entire time.  We all met at the client's hotel, I introduced Scott to them and we set out for the day!

Luckily both Closings were ready to go and no last minute issues came up, so my Buyer had my undivided attention.  I love working with Scott, taking care of Buyers because he's got alot of construction knowledge and can really 'talk' the guy's language and is also great comic relief!  We really need to do this more often!

Fallen Tree!Shortly after 1:00, I joined them to see another gorgeous home.  Stepped out of my car and was just mesmerized by the backyard--it was simply gorgeous and instead of heading towards the front, I motioned them to the backyard.  All of a sudden, I was on the GROUND--just out-of-the-blue, I took a BIG spill!  I have no idea what happened--I didn't trip, fall off of my heel, or twist my ankle--I just fell like a tree!  The worst part:  I was wearing a dress!  OMG, talk about EMBARRASSING!

Danger!Well, I completed my day--the showings were complete, the 4:00 Closing over, and I finally had dinner with a couple of my team members.  I was in serious pain but, I had to get home and work on today's schedule.  We still had a few homes to re-visit before finalizing the list of contenders for my Buyer so, I had a bit of homework to do before turning in.

I didn't get much sleep because of the pain but, started the day again, headed out to meet my Buyer and Scott decided to join us again today--THANKFULLY!  I was so sore I could barely climb stairs but, I didn't complain and just kept going.  Finally, after getting BACK in this evening, presenting an OFFER for my Buyer and catching up on emails, I decided to hit the Urgent Care to see if I had broken anything--could have been shoulder, ribs, elbow, hip, femur or ankle, who knows?--my ENTIRE side was killing me!

Fractured RibsWell, guess what?!  I was walking around for the last day and a half with a couple of broken ribs and an eggplant on my hip!  Of course, while I'm in the doctor's office, the Listing Agent phones me to get more information from me regarding the Offer my client had presented earlier!  Is there EVER a time that we are not "ON" in this business?!!

The good AND bad news:  There's absolutely NOTHING that they can do for broken ribs!!  As with life-in-general, time will heal them!

I just know that I'll be 'all-better' if my client's Offer is accepted and we're good to Close in August!!

Oh, how I do feel your pain!

I have been hobbling around with torn lateral lateral miniscus for a few months now, but didn't know it was that bad. I had a lot of cracking & poping going on in the knees from all the climbing the stairs with buyers & finally just couldn't walk for 2 days, knees just decided to lock up. MRI confirmed it as well as some bakers cysts.

So,,,physical therepy is my answer for now as I'm putting off the surgery, it has helped tremendously, but I had to put off going up the stairs for a month & have just started to add them back in.  Most of my clients didn't know, except for one family, I had to meet with them & I was in so much pain, I just explained it to them & let them take the upstairs tour on their own.  Gosh, we must really love this job!

Debe, What dedication!  I hope your clients appreciate your focus.  Wow!  Broken ribs are tough because it hurts when you breathe and it hurts when you sleep.  It's hard to get a good night's sleep with that injury and there is nothing they can do.  Time will heal.  I took a really hard fall like that once and broke my tail bone.  That too, just had to heal on its own.  It took a while.  I took a day off from skiing, but the powder was so great I went back on the slopes the next day, broken tailbone and all.

Grace... I mean Debe... That's terrible news! I would make a joke about this one-foot-in-front-of-the-other-thing being new, but I can't make fun of someone with broken ribs.  Geez.  That is horrible.  I hope you're not in too much pain.

Mark:  Thanks!  It's all about the clients, right?!!

Laura:  "Taking a Fall for My Clients" would have probably been a better title, huh?!  I don't do pain meds very well but, he gave me an anesthetic patch to put on my side to 'numb' the pain and a little Xtra strength Motrin, which work wonders!

Gary:  Of course--breathing, sleeping, walking, laughing...UGH!  My mother-in-law just went through some broken ribs and I'll have to say, I AM a much better "trooper" than she was!!!  Lucky for me, I do have a high pain tolerance and just keep going and going... ;-)

Debbie:  Here's a to MUCH better day for both of us!!!

Dawn B:  Okay, YOU win the 'hero' award on this one!  I cannot imagine going through what you're going through--it seems when you have a knee injury, it effects your entire body.  Did you injure yourself on the job?  Best of luck to you in your healing--I'd MUCH rather have a few broken ribs and not have to deal with surgery.

Dawn M:  Thank you so much!

Robert:  So, you've been doing the 'listing agent' thing only?  How is that working out for you?  I've been working towards that but, I do love working with Buyers so, I'm having a hard time letting go!

Gail:  A broken coccyx?!  Now THAT hurts!  Luckily you don't do much sitting while you're taking Buyers out--just intermittently in your car!  I thnk ribs probably hurt alot less than your injury!!

Deb:  I guess we are a little nuts but, we DO love this job don't we?!

Jesse:  Princess Grace instead of The Queen of Charlotte huh?!!  I wish I'd have had a video camera--or rather Scott have the video camera--I'd laugh myself if I saw it!!

Renae:  Thanks so much!  I got an analgesic patch to use and some extra-strength Motrin--works very well!  My hubby has not let me hear the end of being 'too' dedicated!  You know, when someone is in town from out-of-state just for a few days to buy a home, I can't let them down--and I doubt many others would either but, he won't let me forget that 'It took two days for you to get YOURSELF checked-out!"  Men!

Katerina:  HEY!  I've been so busy that I haven't had time to do much of anything!  LOTS going on this week!!  And, you know that high tolerance got me through two days before going to see someone!!  It hurts like you-know-what but, only when I stop long enough to feel sorry for my klutzie self!  And, YES, that SWEEEEET Contract!  That's made alot of the pain go away--heehee!
