I hear many agents complaining how their business is slow.  Instead of complaining step up and put your energy into growing your business.  This post has no magic bullets just tried and true tactics that work.

Are you tight on resources? There are many free and cheap things you can do:

  1. Put magnets or lettering on your vehicle.
  2. Where a name badge always (almost always).
  3. Take all the office floor time you can.
  4. Volunteer to sit open houses.
  5. Create useful handouts to give out to consumers.
  6. Develop a newsletter and deliver it door to door on a regular basis.
  7. E-mail and phone call you sphere of influence.  Make a list of everyone they know may be buying or selling a home in the next 6 months.
  8. Volunteer in the community and get involved.
  9. Find ways to set yourself apart from the pack.  (Be creative).
  10. Have fun!
  11. Send out press releases whenever you have something that may be news worthy.
  12. Write letters to the editor.
  13. Blog on Active Rain.  The blog posts can also be articles for you newsletter.
  14. Work on your website.

Advertising costs more, but is also effective.  Seeing the volume of sales beginning to slow in my market, I increased my advertising budget last year.  It has made a positive impact for me.  The agents who are the slowest in my area are the ones not doing the basics.  This is a business.  If the market is slow you need to gain market share.  To gain market share you need to be doing more and different things than everyone else.

This list is also good for new agents who are trying to build up their business.

Randy, great post and a terrific list of ideas.  I like when you said

"If the market is slow you need to gain market share. To gain market share you need to be doing more and different things than everyone else."

If I might suggest something that I have seen personally improve agents market share (essentially getting the edge over another agent or convincing a FSBO to go with them) is to use video email as a unique, yet somewhat familiar (because we all watch TV) technique from the initial contact with the client or as simple as getting their email address at an open house.  The agents who use it are the ones creating relationships faster and can respond in a more personal way without having to spend much more time than typing an email or worse leaving a message on someone's machine.

Many of your suggestions relate to getting a persons email address, but why do what everyone else i your area does, stand out.  Send video to sellers on staging their home, or how a buyer can investigate homes online easier (so they do your work for you).  Video isn't being there, nothing replaces that.  But customers may not want you there all the time, but they do want to know you are thinking about them.

Mike - They all work, especially when done consistently.

Jim - It is better to send links to the video.  Many people get angry when you send large e-mail files to them, especially unsolicited.

Randy, I guess I should have clarified.  No one sends a video file in an email (it would not get delivered), you use an animated .gif of the video (like a flipbook) and embed that in the email as a graphic (no more than 10Kb) and then link that to a landing page where they can watch the video from the agent.  The great thing is once you get them watching if you know what they are looking for, you can also highlight virtual tours right on the same page they land when they click from the email.  Thanks for making sure I clarified my response, would not want anyone thinking about attaching video to an email.

Just try to do things that are productive and maybe cutting some unneeded costs that you can always start up again. Like I always say...if you can't be productive in the office or in the field then just go play golf and work on your handicap:)

I always tell agents that the last thing you should do when business starts to get slow is stop advertising, that will just make the situation worse. Most of the time they don't listen and within a few months they are out of the business wondering why they went from a few deals to no deals after they stopped spending money trying to attract new clients.
