Do Floor Plan Drawings Help you Visualize a Home?

Building a new house is hard. You go to the builder, you see they are offering about 15 different floorplans, but they only have 2 or 3 model homes to show you.  Ok, how do you see those other 12-13 floorplans? 

You then ask the builder if they have any inventory homes that you can walk.  Ok, there are another 5 floorplans you can see.  What do you do now if the floorplan that looks perfect on paper is not available to walk through? 

Do you imagine what the house looks like?  Do you take some of their other floorplans and assume some things because they look similar on paper?

I do this everyday with my buyers.  I help them picture the paper floorplan and try to have them walk as many homes as possible that are similar to the plan so they're not surprised when it's complete.

Can I do this for myself?  NO!!

We are still contemplating moving to Austin.  My husband found this awesome floorplan that he absolutely loved.  The builder sent me the floorplan with all the room measurements.  Their website had 2 pictures, one of the kitchen and one of the family room.  However, the pictures were "stretched" so I couldn't tell the actual dimensions of the space, and I'm a very visual person.

He mentions that the floorplan was stolen from the Houston market and brand new in Austin so unless we wanted to drive to Houston, there was no other way to look at it.

I immediately get on the phone and call my buddy Greg Nino.  I promised him some non-mentional things (just kidding) and he said he would be happy to go to the model home and take pictures.  He doesn't takes a few pictures to email me, but he takes 80 pictures and puts them on a disk, and NextDay delivers them to me.  WOW!  Thanks so much, Greg! (if you need an agent in Houston, he's the man!)

You would think 80 pictures would help me determine if it was a worthy home.  Yes, the pictures were great and showed a lot as Greg did a wonderful job taking pictures from different angles and rooms.  However, the pictures left me wanting more.  If I was going to build this house, I needed to walk the floorplan and make sure I could picture my family living there.

What did we do?  We hopped in the car Tuesday  morning at 7am and drove to Houston.  That drive is a lot longer than I remember it being the last time I drove down.  We got home just before 5pm.  Yes, we drove over 4 hours to look at ONE house and then drove straight back to Dallas.

I have never suggested my buyers drive to a completely different market to look at a house, though I've suggested they drive to different communities within the Dallas area.  Have you ever had buyers drive to other markets just to see a house to know if they wanted to build it?  Have you ever done this yourself?  Man, it was sure worth it as it was a very nice house.  I just wish we knew for sure about my husband's job so we know if the drive was truly worth it or if we spent over $150 in gas just to spend some alone time together with Alyssa spending the day in daycare.

I can see how Buyers cannot visualize a vacant house, how they might have done on a paper floorplan. I have this skill, alot of it because of my previous work dealing with blueprints but yet, as their realtor, it is still hard to convey it to them. So, yes, having a real model, is not quite like having having to read off a piece of paper.

Greg, Yes, that Greg fellow is great.  Maybe you should hit the red flag so they consider it for featuring so people can learn who Greg is.

Loreena, Some times having a vacant home is really hard if people can't figure out where their furniture should go.  They need to see someone else's furniture in the house to show them where couches and chairs should be set up.

Donna:  I have driven to other markets myself to look at models that could be built in DFW, but were nowhere to be found up here.  The last one was a Wall home in a neighborhood just north of the Woodlands just north of Houston off of I-45.  The trip turned out to be very worthwhile, and one I would make again if I needed to.

Sure... for me, this is not a silly waste of time.  Also... I have driven and taken a gazillion photos of certain models... mostly in Houston... for build-jobs up here in Fort Worth and Dallas.  In my opinion... for something this important... make the drive.  You get lots of information, you get a nice break from the DFW rat race, and just the fact that you did it for a buyer... builds all kinds of "obligation" and thankfulness as far as the buyer is concerned.

And... you open yourself up to some quality referrals from that buyer... because you just know after you tell them all about this momentous journey you took for them... that they will tell that story to just about everyone they know.

Karen Anne, I saw the Wall sign right before we hit The Woodlands.  But, how does it help for you to see the house and not the actual buyers?  Most sales reps will send pictures for you if that's all you're doing...

If someone has built many homes they may be able to visualize it from the floorplans. But it would still be a good idea to go see it in person if possible. That's why builders usually have models. I don't think the majority of people can "see it" in their heads.

I have done this for clients coming in from out of town.  They saw the house once, signed the builder contracts and went back home.  They called me when they got back home and said they forgot certain details about the house and what can they do.  I told them to give a day and I told about 50+ pictures and uploaded them to www.shutterfly.com and sent them the link.  They were so happy that I didn't fill up their mailbox with the file or have to wait for a package.  They then emailed this link to their family all over the country and the world.

Kelly, BUt when they only have a couple of models but many floorplans, it's still hard.  At that point, the model just shows you all the upgrades you can do to increase the sales price by $100k!

David, That was great of you.  I've also taken little videos on my camera and emailed them so they got the feeling of walking through the house.

Greg, The weekend hasn't started yet, so not great yet... Baby Shower and Bday party and then off to Austin for Sunday and Monday... it'll be a LONG weekend that's for sure!

Donna, you've got that right! I've been in models that have $250,000+ in upgrades...it's sooooo misleading and depressing when the poor buyer gets a plain white box instead of the fancy model!

I bought a house just going by the floorplan and was not impressed with the house.  I felt trapped and thought to myself, "Next time, I will have to see the house"  It was very misleading.

Donna, it's tough to visualize with just the floor plan. Again, it's like you said. You have to be able to "feel" it.

Where are you moving? My husband and I have been talking about moving to Austin too! Too many great Realtors there! Oh well, there's enough for everyone! See you there neighbor.

Donna:  Having them send pictures is fine, and better than nothing at all... but I think, after getting the feeling that the home in question just might be "the one" for the buyers... I think actually walking through it, and personally taking pictures, and stressing things about the home that coincide with your buyer's hot buttons... does an awful lot more for you... than just getting a set of picture emailed by the on-site person.  It worked out very well for me when I drove down and personally took about eighty pictures of that Wall Homes model just north of the Woodlands.  Since then, I have sold three of that model.  It was well worth the drive.  Take care...

By the way:  I would never let a buyer of mine do a "build job" from nothing but a flyer/floor plan, or even from a set of prints.  I have seen too many of them fall apart because when they started framing the home, the buyer was very surprised at what it looked like.

Kelly, Some builders are not even putting upgrades in their models that the buyers aren't allowed to choose as an option.  Why put it in the house if the buyer can't have it?

Michelle, Sorry to hear you had such a bad experience.

Deb, Where in Austin?  Have you narrowed anything down?  Examine the different tax rates and also check to see if the neighborhood is propane instead of gas... rude awakening for us!!

Donna, I've gone from DC to Maryland or Virginia to see a model, but 4 hours!  But hey, a house is a huge investment that the client will live in for a long time, and I guess in that context it doesn't sound like a whole lot.

Patricia, No, 4 doesn't sound like it's too bad, but when you have to drive back, that's 8 hours!!  That's an entire work day... but we're going to Austin tomorrow to see what lots are left, and that's almost 4 hours as well, but we'll be staying a couple of days so it won't be as bad.
