Beautiful Jefferson Township is nestled deep in the northwest corner of Morris County, New Jersey. This sprawling countryside town is just minutes off of RTs. 80 and 23 and is located less than an hour from New York City.
Jefferson Township is an immense 42 square miles, divided into two sections: northernly Oak Ridge and Lake Hopatcong on the south end of the Township. The Mahlon Dickerson Reservation effectively serves as a border between the areas. The Lake Hopatcong section (Lake Hopatcong being New Jersey's largest fresh water lake!) offers vacation living year round, with fabulous lakefront properties available.
As a fairly large region, Jefferson offers a generous sampling of homes available, ranging from your "starter" 2 bedroom/1 bath home, to 4 bedroom/2.1 bath newly constructed Colonials, with an exceptional value in the low to mid $700K's.
After a dip in inventory levels at the start of the year, Jefferson Township (Morris County) single home inventory levels have inched back up to exactly 200 homes. With closed listings of only 17 properties last month, this leaves us with an absorption rate of 11 months to exhaust the current level of inventory. Properties currently under contract (closed date is scheduled but not final) number 61 listings.
Pricing correctly remains key, with DOM (Days on the Market) significantly reduced when a call back to 2004 prices is utilized.
