When good dogs go baaaaad.

 

Have you ever shown a house only to find a dog running freely around barking at the top of it's lungs?  What do you tell your clients? How are you approaching the Listing agent about the potential liability?  How about worse animals? Ever encounter a Snake??? (SHUDDER)

I'm looking for the verbiage you're using with clients and or other agents in these touchy situations.

I go with you'll be happy to know the dog doesn't come with the house.

Well first of all, pugs don't ever go bad.  I know.  I own two myself.  Fortunately most home owners know enough to confine their pets.  However, if we encounter a pet that seems to be friendly, I make sure my client is not afraid or concerned first.  If there is any reservation, we reschedule the appointment for a time when the owner can have the dog removed. If the pet is not friendly, we make a speedy exit! I have yet to meet an agent who does not 'get it' so explaining why we did not stay or look long is never a problem.

Hi Kathleen,  True story:   We were to see a nice listing.  Looked at the downstaires apartment and the office, lobby and garage.  As we opened the next door the worlds largest German Shepard greeted us.  We froze and as the wife turned to leave the shepard bit her on the arm.  As she started in the other direction he bit her on the other arm.  My life ( as a Realtor ) is flashing before my eyes.  We finally got out.  The listing agent was supposed to remove the dog prior to all showings !
