HOWEVER, SOMETIMES WE ARE SURPRISED BY WHAT WE FIND.

Have you ever seen anything uglier that these elements removed from my water heater???  Apparently, this is not an unusual occurance when a home owner drains an electric water heater.  I suspect it is a more serious problem in areas serviced by well water. 

Since having my hot water heater drained about 2 weeks ago, the breaker has tripped a few times and I've been without hot water.  I would hit the breaker and the next day, the same thing would happen.  No hot water.  Since I have house guests with a 2 year old and an 11 year old, we need hot water. 

So, with no hot water last evening, I called the company that drained the hot water last week, All Seasons, LLC Handyman Services.   Ryan came back out today and removed the elements from the hot water heater.  Just look at those ugly things.  No wonder we had no hot water. 

Next year, I'll have the hot water heater drained again and routinely replace the elements.

Lenn, you brought up a great point...maintenance in the areas in which we live.  When I owned a home with and electric hot water heater I used to routinely drain the hot water heater twice a year to reduce sediment in the tank, and I replaced the elements myself.  In southern Maryland I could not believe the build ups of sediment in the tank and that would corrode the elements.  When we moved to northern Virginia the water was very acidic, and would corrode items.  The corrosion of plumbing items became the issue.

Hi Lenn - I have an electric hot water heater, and I've never heard anything about replacing those elements.  Hmm, I guess mine probably look far worse than yours at this point.

I love how you've recommended the services of this company - they deserve it and I hope they reap some rewards from your recommendation.

Lenn, YEP they are pretty ugly!!!

I just heard of a new type of tankless water heater that is more efficient and more dependable then the type you and I have.  So I am thinking of replacing mine soon with one of them.

Hi Lenn, The tank less type is really $$ but everyone I know that has one loves them . They all most have added the booster pump for the second level and it is instant hot. Eventually I will be springing for one.

What I stated to ask you was, is your water well water or city. In your city they may do water testing and if it turns out they do, you might ask about a hard chemical filtering system that connects up where the water lines come to the house. It is not a typical home water purification system, it only draws out the hardness chemicals that screw up the plumbing. No one around here knows anything about it. Our water is so hard, it freezes at 50 degrees instead of 32, LOL

Think about this. Those chemicals are not natural to water, they are most often added in various formulas to purify your drinking water, They are suspended in the water and when they are precipitated out, you can see how caustic they are . They turn out to be carcinogens but the city claims they are in suspensions that are so minute they are virtually undetectable. Right on with that one. I sure can't see all the hard water deposits on anything that water comes out of. Nope, it is just my imagination that I have to practically chip the stuff with a hammer. Simply my imagination. Think what they must do inside our bodies and what our kidneys are put through daily to clean it up.

The water is alkaline and our skin has a natural acid mantle and when it is destroyed over the years, we show the aging signs. Cause an effect. I should stop writing about water so much,lol.

Every agent needs at least one good handyman on their list of service providers that they can hand out to their clients!

Also, I don't know if you have your client's put home warranties on their properties, but one of the fastest ways to have a home warranty company NOT cover an item that is supposed to be covered, is to not maintain that item! This post is a good example of that.

Ann.  Thanks, the 1000 posts was just "all in a day's work."   As for the heating elements in the electric hot water heaters, I believe it would depend on whether you have public or well water.  I have a well and it's 800 feet deep.  No telling what's down there.  I also have a good water treatment system including a UV treatment.  The water is good but clearly I need to drain the hot water heater more often.

Terry.  What alerted me was that it wasn't working.  The water was tepid because only one element was working and the broken one was tripping the breakers.

George.  I may look into the tankless eventually. 

Joan.  Thanks.  Yes, it's good to have good service people.

William.  I have well water.  I live in the sticks you know.  I know of the tankless, but my house is only 2.5 years old.  Too soon to be replacing systems.  My understanding is that the tankless was best for smaller homes in areas where space was tight.  I will look into it.

Lisa.  It surely is good to have good service folks.  As for home warranties.  I haven't sold a resale home without the One Year Home Warranty since 1994.  It's a MUST.  Many owners renew them year after year. 

Actually, it was providing good maintenance that uncovered this problem.  If I had not routinely drained my hot water heater (maintenance), I would never haver discovered the worn element.

Debbie.  I hope so.  They are wonderful.  I will certainly recommend them to anyone who asks and over the years, many folks have asked me about "handyman".  I'm not sure the term really fits these guys though.  They are really pros. 

The great thing about them is that they are local and have a brick and morter office.  That makes them "grounded" and more trustworthy than the usual handyman who is someone looking for work but doesn't have specific skills.
