As promised in the How to Get 10 More Deals! - Part 1comments, I am giving you the script that was given to use on our SOI. The speaker said not to change the order of of it and here's the reason.
Don't you hate it when a "friend" calls and starts with all of the cute and fuzzy feel good talk then hits you at the end of the conversation with, "Would you be interested in ________________ (what I'm selling)?" It make you feel like you where just taken or hit over the head with a hammer since you now realize the true reason for the call. Sounds logical, right? With this script, the "sales pitch" is up front so the person you are calling knows up front why you are calling and then finish the call with the cute and fuzzy feel good talk at the end and the callee will leave the conversation feeling good about you and the call. Still sounds logical, right? Okay... Okay... Here is the script.
"Hello ________________, this is ____________________ with __________________ Realty. I'm sorry that I haven't called in a while, but you know how life gets... The reason for my call, is I am working with _________ number of families right now that are looking for homes. In fact, I've sold most of my inventory, and right now I'm down to just ____ listings. So I figured while I had some time, I would get the word out to the people that I know, that I am looking for another 5 to 10 listings here in the next 90 days. So I just wanted to ask you... If by chance... you have heard of anyone who might be thinking of making a move, or might at least want to find out how much their home is worth? (Wait for response) By the way, how's Mary and the kids? (you know, the fuzzy feel good talk at the end.)"
