The owner did everything on their Home Evaluation List, and had a contract on this house in 2 weeks!  They replaced the tile backsplash in the kitchen, and painted the green to a sand color.  I brought in furniture and accessories, and gave it a warmer feel.  It made all the difference in the world.

Cindy nice pictures.  You didn't mention that paint is really cheap also.

08/01/2008 01:17 PM by John Walters (Specialized Real Estate)

Amen.  Dollar for dollar, ounce for ounce, paint is the best investment a seller can make.

What a nice job!

A little trick that I use, is to take that shower curtain and raise the bar so that the bottom of the curtain barely touches the tub.  It makes the room look a little taller.  Or I run over to Big Lots and buy myself an 84" drapery to really give some height!

Have a great weekend!

Huge improvement!  When my sellers follow my paint recommendations, the houses sell quickly... when they don't, they sit longer!

Very nice staging. The propery is beautiful. Extremely professional. Make it a great weekend! Thanks, Keith

I used to have a faux painting business in WA state and my clients were always a little shocked at how much of a difference paint makes.

But color to live with and color to sell a home are often two different animals.

Does it ever work!     Very impressive!

The paint looks great.  It is amazing what a fresh coat of paint will do for a property.

08/02/2008 02:12 PM by Lane Bailey - REALTOR & Car Guy (Diamond Dwellings Realty)

pretty impressive Cindy. Good for you for getting your points about the evaluation across properly! Paint does make a huge difference - Cleans it up so well and even if you can just get them to repaint all the trim in a house with White semi gloss it really truly helps ALOT! The trim is essential to outlining and gives that finished touch look!

08/02/2008 02:29 PM by John Petrone (ERA Nalbandian)

WOW! This place looks really nice! Congratulations on working with a seller that apparently knows the value of staging. What a difference paint can make...

08/02/2008 03:27 PM by Teresa Harris (Holbrooks Real Estate, Inc.)

Paint is so cheap and can do so much. And you certainly documented that!  Good Job!!!

08/02/2008 03:46 PM by Marcia Kramarz (Prudential Page Realty)

Paint is a stager's friend and you can make big changes quickly and effectively.

08/02/2008 04:19 PM by Kathleen Lordbock- HSE,RESA,SEA,SD ~Minnesota Home Stager~ (Re$ale Design & Home Staging)

Looks great Cindy - I'm not surprised they had a contract so quick!

nice work... and then there's the seller who has ears, and uses them. well done.

08/02/2008 05:28 PM by Gary Bolen (CRS) Lake Tahoe Real Estate Information (Dickson Realty - South Lake Tahoe)

Boy Cindy, changing out the back splash in the kitchen made a world of difference. It went from dated to "Wow, what a nice kitchen". It is always so nice to have a client that actually listens to what we tell them, and your clients were lucky to have such a talented and knowledgeable stager on their team.

08/02/2008 11:02 PM by Earleene Woods, ASP, CRS, GRI (Grey's Properties, LLC)

What great examples.  Paint is not that expensive either, if you can just find someone to paint it :)

08/02/2008 11:34 PM by Ricki Eichler, your Texas Hill Country connection (Hill Country Estate Properties)

Cindy, You always do a wonderful job... It's great that your sellers did all the things your suggested - then you just put the icing on the cake.. God bless,

08/02/2008 11:41 PM by Cheryl Gilliam Home Staging-Hickory NC (Just Heavenly Decor & Design)

The paint made a big difference.  So did changing out the backsplash.  I had to look twice to confirm it was the same kitchen.

08/03/2008 12:43 AM by Christine Donovan Costa Mesa Real Estate (Broker/Attorney) (Donovan Blatt Team - Donovan Group Realty)

Cindy - Amazing work and what an improvement. Gives me some good ideas! Fresh paint is one of the best things a seller can do to help their property sell. Buyers always over estimate what redecorating will cost. "Move in" condition really works!

08/03/2008 07:31 AM by Judy Peterson (Prudential Fox & Roach Realtors Devon )

I can't get over what a difference the change in backsplash made.  Just unbelievable.  Furniture looks great, too!

08/03/2008 07:38 AM by Margaret Mitchell (Coldwell Banker Yorke Realty)

It makes the house seem so much cleaner and brighter! Paint does work!  Great job!

08/03/2008 08:33 AM by n d (Naoma Doriguzzi)

The home looks great! I am a advocate for home staging. I just staged a home that the clients still live in, it was a struggle as we moved all their furniture to storage except 2 dressers and 2 beds. The difference was unbelievable. I listed the house 20,000 over where I wanted to be at $569,000, and it was already going to be a tough one as it was a 2 bedroom, 2 bath but no master. At the open prospective buyers raved about the decorating and we sold it yesterday full price, on the market 8 days. I love my stager! Everything you do makes a difference.

08/03/2008 10:02 AM by Lorene Warren (Lyon Real Estate, Sacramento, CA)

Paint is an amazing concept.  I walk in to some homes and it just looks Vanilla and plain.  One wall of color makes all the difference.

Cindy,  I agree with you I beleive that a little bit can go a long way when it comes to the small things.   Just the changes in your pics are amazing differences.  And all done at a small expense.

Hi Cindy,

Thank you for sharing and great photos of all of the work involved.  I have been a fan of Color for years.  I also love it when the wallpaper comes down and the paint goes up.  It usually makes the room feel so much larger, inviting and updated in a very short period.  Once you remove wallpaper, you vow to not use it again.  There is so much more you can do with paint.  If it needs updating you just paint over it.  Great job and thanks again for sharing!

Have a Colorful Day!

Wow, thanks for all of your great comments.  I really posted and ghosted on this one...sorry, not intentional.  I really appreciate the compliments, and yes paint does make a huge difference for such a small cost.

Lizette, feel free to use the link!
