On the day that your State is available for sponsorship, here is how you will go about claiming your communities/cities.

Step #1 - Login on Localism.com

In order to log in to Localism.com you will go to Localism and then navigate to any state, county, city or community page. You can do this by clicking on a featured city or community or by typing in your state/county/city/community into the search box. Once on a page other than the home page, you will see the 'Log in' link on the top right. You can also go directly to https://localism.com/login

Login to Localism

Once you get to the log in page, you will log in with the same user name and password that use to log in on ActiveRain. IMPORTANT: If you use an upper case letter on your ActiveRain user name when you log in, DO NOT use any caps when logging in to Localism. LOCALISM USER NAMES ARE IN ALL LOWER CASE.

Once you are logged in, you will see your picture in the top right hand corner and you will know you are logged in.

Step #2 - Enter the 'Sponsor a community' area

After you are log in, you will be redirected back to the page that you were on when you clicked the 'Log in' link. From there, you will look back up the top right hand corner of the screen and find the 'Sponsor a community' link.

Sponsor a community

You can also access the sponsor a community area directly by typing in https://localism.com/sponsor after you are logged in.

Step #3 - Drill down on the area you want to sponsor

When you enter the sponsorship screen, you will see a map and three drop down menus. The Map will show you what states are currently available. The first drop down menu is the state level, then the county level, then the city level.

Sponsorship drop down menus

Start by selecting your state from the drop down menu (give it a second or two to load your list of counties), then select your county from the drop down menu. Once you have selected your county, you will see a list of cities appear on the right hand side of the screen.

Select your city

If you are able to directly sponsor your city. It will say 'claim' next to it. If your city is over the 40,000 population mark according to US Census daya (as outlined here) it will say 'not available', at which point you will need to select it directly from the drop down menu in order to sponsor communities within that city.

City level 'claim a community'

Step #4 - Pick your City or Community

Depending on if you intend on sponsoring a city (if you are able to sponsor it directly) or a community will dictate how many of the drop down menus you will need to use in order to get your area to come up on the right hand side. If you can sponsor your city directly, you will simply click the claim button next to the city. Once you click the 'claim' button, the button will turn yellow and now read 'pending'. At the same time, that city will be added to your 'checkout' cart. (in the example, I have claimed 3 cities and they all appear in my 'checkout' cart)

Checkout cart

At this point, if you wanted to jump into a particular city and claim communities, you would just select the city from the drop down menu. The cities you have previously selected will remain in your 'checkout' cart. This is IMPORTANT!! You can jump around in the interface and select cities or communities in any area by simply selecting the appropriate drop down menus and maintain whatever you have previously selected from other counties or cities.

**IMPORTANT: Just because the city/community is pending, does not mean you have secured that city/community**

(Please see "Step #6 - Strategy" below for a more detailed description of securing your cities/communities)

Step #5 - Checkout and secure your city/community

Once you have selected the cities and/or communities that you are interested in, you will proceed to the checkout portion, contained on the same page.

Sponsorship checkout

At this point, you will enter your payment information and click 'Buy now'. Once the next screen loads, you will have secured the areas you were interested in and be redirected into the 'my account' screen. This screen will have a 'Billing history', your stored 'Account information' and a list of 'Account services' which lists the particular cities/communities you have sponsored.

Localism 'my account'

Now you can click the 'sponsor a community' link at the top right of the screen to go back into the sponsorship interface. You can also begin writing your descriptions by clicking on the 'write a region description' on the right hand side of the screen under 'Sponsored Communities'. I will be writing a more detailed tutorial on writing descriptions shortly and will link to it when it's complete.

Step #6 - Strategy

At the point that you have selected the cities/communities that you are attempting to sponsor but prior to checking out, the button next to those cities will be yellow and say 'pending'. THIS DOES NOT MEAN YOU HAVE SECURED THEM. Once you complete filling in your payment info and click the 'buy now' button you will have secured them.

So.......what happens if you spend ten minutes selecting your areas, have amassed 20 cities/communities and go to check out and someone else was quicker than you, selected only two cities/communities, but they were the two of the same selections you had made, took two minutes and hit the 'buy now' button and checked out? They will have secured those two cities/communities. When you go to check out, you will secure 18 of the 20 you wanted. The other two would go to the other person because they checked out first.

This is where the strategy comes in. I would suggest that you consider what are the most vital cities/communities to you and be prepared to secure those areas quickly, then come back and secure additional areas. The more time you spend before you checkout, the higher probability that someone else could potentially secure a city/community you were interested in.

The second time you come back to make selections, your billing information will have been saved and you will be able to checkout much quicker.

Step #7 - Practice

Right now, you can go to Localism.com and test to make sure you can log in. You can also go the 'sponsor a community' link and play around. Even though Washington is the only state, you can get comfortable with the interface. You can even select some cities/communities to see how that process works. You can select a few, then jump to a different County/city and select a few from there. This will give you a good understanding of what to expect the day your state is available. As long as you don't enter your credit card info, and hit the 'buy now' button, you will be just fine practicing.

I gotta admit, I haven't followed the localism stuff as much as I should.  When we 'claim" a city, neighborhood, whatever, the charge is for a month? Quarter? Year??

08/01/2008 06:53 PM by Carol Lee Realtor ® Agoura, Oak Park, Westlake CA Homes (Coldwell Banker Residential)

We will be working on fixing errors on Localism over the weekend Karen.....

However, any communities that are misplaced are going to stay there. No one will sponsor them, no content will be sent to them and they will wither on the vine. At some point in the future, we will go back and clean them up......it most likely will not be soon. Our first goal is to correct City issues.

One thing to consider........community is more than geographical bound defined neighborhoods or enclaves. Anything around which people commune could be considered a community. Sub divisions, hospitals, military bases, colleges, stadiums (i sponsored Qwest Field where the Seahawks play) and many more things I have not considered are going to be represented on Localism. Even things that have no geographical boundaries.........Hawaii Military Community, or 'Green Living in Houston' or there could be a community in Seattle for "Golfers in Seattle"...........The niche marketing possibilities here are limitless.....

Yeah, but who is going to control the content?????????

So far, no one will answer this question.

08/01/2008 07:07 PM by Bob Haywood (Your Owasso OK #1 Real Estate Pro) (McGraw Realtors)

Interesting Bob - creating the niche neighborhoods.

Since I cover five counties in my rural area, perhaps it would be best served to break it down by school district. We tend to talk about things in relation to school districts - my children attend the Conway School District which touches part of four counties.

When is the best time to create these niche neighborhoods? And in the example above, how would that be displayed on Localism? (Sorry if this will be covered in another post.)

08/01/2008 07:39 PM by Debbie DiFonzo, United Country VIP Realty, SW Missouri

Hi Bob.  If I get in before the 200K people, does an alarm go off in your office?  Just wondering.

08/01/2008 07:47 PM by Elaine Hanson, REALTOR® ~ Topanga, CA Real Estate Specialist (Pritchett-Rapf & Assoc. Realtors, Topanga)

Bob,
I am really glad that AR is rewarding those that have been around for awhile by letting them go first.

I know that some are concerned about the people signing on first will take over too many areas. I really doubt that many people will hog entire states, that wouldn't be in the AR culture.

08/01/2008 07:53 PM by Lori Lincoln~Taunton, MA Real Estate Assonet MA, Rehoboth, Dighton, Swansea (Keller Williams Realty)

Debbie,

That is a GREAT question. I just spoke with Matt and Jorgen and there are a couple of ways to think about this...........

You can create communities right now through the ActiveRain blog post interface. You don't even have to post a blog, you can just go to the blog post page, scroll down, click on the 'localism' button like you were going to send a post there, which opens up the ability to select, State, County and City. Once you select down to a city level......you can create a new community. Within ten minutes it will appear on Localism. (depending where the sync cycle is at, it could appear sooner).

Now you would be able to sponsor it when you state is open and your time slot comes up............however, if you created it today and someone else liked that niche idea and was able to sponsor sooner than you, or just happened to get the drop on you the day you tried to sponsor it, you could lose it.

Another option would be to wait until the land rush subsides.......then go back in and create the niche market later and then jump back in and sponsor it.......then of course you run the risk of someone else creating the same market prior to you and sponsoring it.

All of that being said........we intended on having a place on the sponsorship interface where you could create communities on the fly and sponsor them right away......however, it is not there yet. Matt and Jorgen just said they were going to 'put their heads together' and see if they could come up with the coding over the weekend to have it in the sponsorship interface......I just don't know for sure if they will be abl to create it, test it, and launch it.

So you will want to think through the first two scenarios I discussed and if Matt and Jorgen can get something implemented, then you will have a more solid solution come Monday.....If that didn't make sense, feel free to call me on my cell phone and leave a message. 425.753.7340. I will call you back tomorrow.

08/01/2008 07:54 PM by Bob Stewart - ActiveRain (ActiveRain)

Elaine,

there is a mechanism in place that will not allow that to happen......but should it happen, there are alarms and sirens in every office, the conference room and in mine, Jon's, Matt's, and Jorgen's bedrooms as well.

08/01/2008 07:55 PM by Bob Stewart - ActiveRain (ActiveRain)

Lori,

If WA is any indication, there was no hoarding of the state. Some people were able to successfully corner the communities in their city......but we didn't see any instances of people jumping way outside their areas of expertise......it just doesn't make that much sense. I won't be surprised if it happens somewhere, but unless you are contributing content to those areas as well, I'd bet the person will not see the magical leads they were expecting and cancel their sponsorships outside their areas of expertise before long.

08/01/2008 07:58 PM by Bob Stewart - ActiveRain (ActiveRain)

Thanks for the tutorial - I have verified that I am able to log in and look forward to my day.

08/01/2008 08:00 PM by Sharon Paxson (Prudential California Realty)

Here's another question for the brain trust:  Sponsoring a community involves creating the description of that community.  Suppose someone buys a sponsorship .... a couple days go by and they haven't yet written the description ... a couple more days ... no description .... a week, two weeks .... no description....

Maybe there should be something in the fine print (if it isn't there already) that states a community description must be uploaded within XX days, and if it isn't, the sponsorhip is cancelled.....

What do you think?

08/01/2008 08:02 PM by Cheryl Johnson, Bob Taylor Properties, Inc., Los Angeles, CA

Bob,

I see what you mean about adding the additional area's under the localism drop down at the bottom of the blog page.

I added there before and it is easy.

Coming from me, now that's a mouth full!  LOL.

I wish that this link was available before WA went live. It would have given me a point of reference when trying to acquire a town in WA. I was late to get in but I did manage to buy a few AWESOME towns.

My Recommendation to everyone is: take Bob's advice and get familiar with Localism before your state goes live so you're one step ahead of everyone else.

I'm watching my son and keeping one eye on my iPhone for comments and I keep seeing the question of 'can I resell the communities/cities' so I wanted to jump in right now and answer that one specifically while he is distracted by the cookie I just gave him.....(don't tell his mother!!) There will be an option to transfer cities you sponsor to someone else. It will not be there this week upon purchase, but down the road (hopefully prior to the first month of rebilling). It was something we felt was important so that brokerages could attempt to sponsor areas and use that sponsorship as a potential recruiting/retention tool. Once we have the specific programming in place, we will discuss it more.

Are we coming out and supporting 'selling communities on Ebay' or snatching up a ton of stuff in hopes of reselling it at a markup, absolutely not. Do we think it is impossible it could happen? No. We have extremely high goals for what Localism will become and since we believe that we underpriced them today, we certainly believe that down the road they have the potential to be worth much more.

I think Jon is going to write a post of 'areas I would love to sponsor' for $9 just to give you an idea of some of the places that could potentially be worth a heck of a lot more down the road.
