I saw a post today on the problems with servicing flyer boxes.  For those agents with lots of listings, keeping these boxes stuffed can be a real pain, plus expense if it also includes lots of driving.   I won't go into all the problems other agents were commenting on, but I wanted to offer an alternative.

Late last year, I started using ListingDomains.com.  They are amazingly simple to set up and use, but best of all sellers really love them.  I explain to them all the problems associated with trying to keep flyer boxes full and now that nearly everyone has a computer, all any interested person has to do is write down the address and look it up when they get home.  For those of you who don't know what I'm talking about, a domain site is created using you listing's address.  For example if you have a listing on 421 Main Street, you would have a web site at www.421Main.com.  Buyers log on to that address for a treasure trove of info on your listing.  I've got a former listing that closed last week that you can look at to get an idea of how they work.  It's www.8210SanJuanRange.com.  Take a look at it and see what you think.  It will cost you $63.50 for the use of any domain address for a year.  Hopefully, it won't take that long to sell it.  They also have a feature that allows you to create a "dummy" listing for a listing appointment.  These work out real well if you do a two step listing presentation.  Take the pictures, measurements, and note the selling features and then have it ready to go the next time you meet with the sellers.  It'll really give you a leg up on your competition.

Someone from the Newbie group mentioned one they used, a couple of days ago.  I don't remember the company but it was only $50, however, I think Listing Domains does a better job.  If anybody knows of one they think is better, let me know.  It's www.listingdomains.com.

I may try this idea...but I use a 1-800 number currently and it works pretty well.  I use those for vacant homes.  If my seller lives in the home; I give them 100 flyers and have them put 20 in at a time (nothing worse than getting a wet crumbled flyer) and when they get to the last 20; they call me and I supply another 100.  Keeps them and me happy!

Jerry, I love those yard sign boxes.  I really do and here's why.  I got a call off of a flyer from one year ago whereby I had my listings attached to the property flyer and the buyer's reached out to me because of that flyer.  I get alot of calls on that box.

I use http://www.singlepropertysites.com  or try http://www.agencylogic.com  - I've used Listing Domains but didn't the internet exposure as as I have from the two sites I mentioned.  I buy my domains from http://www.godaddy.com and that is cheaper then using ListingDomains' service.

Better yet, have you tried Point2Agent?  They have a site where you can put your listings, direct the domain to the listing page.

I use both the 800 # and the local address concept -- been doing it for several years.  I register my address domains on GoDaddy.com for $10 and create a web page on my website -- at no cost!  I had a llisting appointment earlier this evening and was competing with other agents.  Because of these tools (which I demonstrated), I walked out with the listing, and for 1% above the going rate in our market!

I always order a custom domain for my listings, and with circlepix you also get a professional photo shoot (12 or more shots), at least 5 "virtual tours", lead generation/tracking, and print-your-own flyers for about $120. I haven't tried the 800# number option yet but from what I've read it sounds pretty effective.

I still don't see any compelling reason to ditch the flyers. I like to visit my listings anyway, (especially vacants) to pick up agent cards, flush the toilets, check for security, and just keep in contact with my clients.

I like the GoDaddy idea - but then won't you need additional software to set up the webpage? The idea of linking to your current website sounds great too.

Check out www.flyeronachain.com. I've been using them for a lot of my listings.  I upload my flyer to them and they make a permanent flyer out of it.  Once I've attached it to my sign, I never have to check for flyers.  Its saved me a lot of time.
