Home sales in Green, Ohio are showing a slight recovery over the trend for the past year. Sales increased steadily during the first three quarters of 2007 but dropped to an all time low in the fourth quarter. The first quarter of 2008 began to show a slight recovery while the second quarter 2008 outperformed all previous periods going back to the beginning of 2007.

Average home sales in Q2, 2008 was $223,793.00 compared to $202,662.00 during the same period a year ago.
Average square footage of homes sold in Green, Ohio increased from 2,205 sq/ft in the second quarter of 2007 to 2,384 in Q2 of 2008.
Average "Days on Market dropped significantly from the second quarter 2007 (130 DOM) compared to the second quarter 2008 (107 DOM). It must be noted that the number of days a home was on the market in each quarter from Q1 2007 through Q1 2008 were all in excess of 130 days. In fact, the first quarter 2008 posted the highest average days on market of 141 days during that period.
The number of homes sold during Q2 2008 indicates a recover over previous quarter sales and was slightly lower than the same period a year ago. Sixty seven homes were sold in Green during the second quarter of 2008; seven fewer than the second quarter 2007.
Green, Ohio home sales appear to be following a similar trend seen in 2007 with an increase in home sale during the second quarter of each year compared to the number of sales in the previous quarter. In order to determine if market trends remain unchanged from the previous year it will be necessary to view sales data for each quarter of 2008. It is speculated that market trends will remain the same (i.e. show a similar pattern of sales) when 2008 is compared to 2007.
However, sales figures during the third and fourth quarters of 2008 will provide important information related to an increase in sales trend or a similar trend to the previous year.
Valuations do appear to be increasing slightly in Green, Ohio amid reports in the media of decreasing valuations in surrounding markets.
