What Would You Do in this Room?

Please help me stage this room for the sellers.  It's a large family room (15X20) and I think it could look even larger and more appealing to potential buyers.  I had a couple of comments from an open house that said to move the second couch to the TV wall so you don't see the back of it when you walk into the room.  If we do this where do we put the TV and the chair to the left of the TV?  What are your suggestions?

Obviously you see the value in staging, I suggest that you hire a stager for a consulation.   Once you have had a stager work for you, you will have her/him for all of your listings.

Put the TV in a bedroom or some other room, and it will be much easier to arrange.  The TV is competing with the fireplace for the focal point of the room.

David -- thanks for asking us for our humble opinions!  Probably a few of Maureen's suggestions would help and it's a pretty simple puzzle for a professional to solve, but really to get the most effective solution I would suggest hiring a Stager in your area for a consultation.  Consultations don't have to cost a lot to make a million dollar difference in your listing's presentation.  Good luck!

I staged a home that had a large TV and we removed it. It's very difficult to work around that big box.

The problem is with some sellers, they don't want to spend any money and/or listen to good advice which means I would have to pay for the service and the seller may/may not want.  If I could get a stager to discount their services to me then I could offer it as free service to my sellers.

You don't know what the sellers are going to think until they are approached.

Many stagers give a free quote to the sellers and a consultation fee is relatively quite small.

Have you talked to a stager about their fees?   Or are you asking for a discount before you know what the fee is?

I'm not trying to be nasty.  What I feel that you should do is sit down for coffee with a stager and talk to them.   The stager might give you a special fee for using her/him on a regular basis.

If you were in my area I would definetley do that for your benefit and mine. Let us know what that works out.

Virginia, I didn't take it bad.  I understand what you are saying.  I have discussed this with many sellers and most listen and do nothing. 

What I was looking at was a bulk price for a number of listings that I would commit to.  This way I wouldn't have to try to convince the sellers to make the investment.  I'd be able to provide it as a service to them.  I wouldn't just ask for a reduction on one house since I know how that feels when I get hit with the same objection at the listing appointment. 

As far as knowing stager's pricing, many have it on their websites and I do need to have coffee with some to see if we can stratch each other's backs.

Your sellers sem to be Not Understanding what stageing is about.   Too bad.  I've never had a client as a realtor turn it down.  Only once have a quoted a staging job and not gotten it.

Sometimes just getting the stager in the door makes a difference.

Hope it works out for you and what ever stager you work with.

You'd think I would have all these other stagers on commission.

I also think that hiring a professional stager would be a great idea.  I know of someone in your area (me) who charges $145 (flat fee) for a consultation.  Also, here on AR is Nancy Albea (also located in Katy). Don't know her fees, but her work is very nice!

Buyers need to be educated as to the advantage of staging their home. The last two houses I staged sold in 5 days. If you talk to a stager who can share his/her success stories and you reiterate that to your client they would see the value in staging. Good luck!

I'm not from your area however our company, Rooms in Bloom, does offer a discount to realtors who use our services on a regular basis. This makes it affordable for the agent and it gets a stager into his/her listings so we can help the home owners get the property ready for sale.

It's a great way for a Realtor to offer a home staging consultation as part of his/her service and attract more clients!

David, it is very hard to get the full story looking at two photos, but from what I see, I would remove the floral chairs and tv to another room (perhaps a small bedroom) and create a tv room.

I would take the two matching sofas and put them facing each other perpindicular to the fireplace to create a conversational area similar to the picture below.  I would also replace the picture above the fireplace with something framed in black to accent the black in the fireplace.
