Well guess what.....FHA will now allow you to have your cake and.....Eat it too!  What's more is that there are up to 35,000 flavors of icing for you to choose from.....all green in color! :)

So...you have searched and searched some more and finally there is a home in your general price range, right neighborhood, right school district, proximity to shopping and employment.  Well honey, I love it but wouldn't it be just great if....................!

Now lets look at serving up FHA's cake, hot and fresh out of the oven. But now let's choose our icing.......remember...up to 35,000 flavors can be available!jpg photo

Ron Withers and Town & Country Mortgage Services is very pleased to announce the availability of our FHA 203(k) Streamline Program.  HUD has developed an FHA insured mortgage called the "Streamline (k)"Limited Repair Program that permits home buyers to finance up to an additional $35,000 into their mortgage to improve or upgrade their home before move-in.  With this product, home buyers can quickly and easily tap into cash to pay for property repairs or improvements, such as those identified by a home inspector or FHA appraiser.  All standard FHA underwriting guides apply as they do for regular FHA loans in regards to credit, income & asset documentation.

Some quick program highlights include:

  • May be used for purchase or refinance of one-to-four single family residences, including HUD REO properties.
  • May be either Fixed or Adjustable Rate Mortgage
  • Combines the funds to purchase or refinance along with the funds needed to repair/rehabilitate the property
  • One closing, with rehabilitation funds escrowed and disbursed as the work is completed
  • No minimum threshold; maximum $35,000
  • Three months to complete all repairs/rehabilitation
  • No additional pricing adjustments

So Ron...you have sparked an interest!  What do we do now?  Well let's start with your homework. After starting your formal process here are so Do's and Do'nts that will help the process to flow more smoothly. Then....

  • Select a loan officer/lender/broker
  • Get pre-qualified, better yet...pre-approved.
  • Get a pre-qualifcation or pre-approval letter from your loan officer.
  • Find/Select a Real Estate Agent/Professional
  • Organize/list your preferences, (area/location/neighborhood, price range, school district, amenities desired and what ever else in important to you)
  • Develop your short list for homes to see. Part A: All those homes that appear to meet as much of your criteria as possible, and Part B: All those homes that would meet your criteria if you were to consider remodeling/rehabilitation ($35,000 or less).
  • Work closely with your Realtor

Hey Ron, Good to see you!! Is this 203K program only for owner/occupants? And does the work have to be done by licensed professionals or can the home buyer do the work?

The FHA 203k Streamline is for owner occupied and can used with a purchase or refinance. The work can be completed by a contractor or the owner/self-help.  The maximum of  $35,000  does include a 10% continguency allowance.  Max of two draws (initial and final).

I believe that this is an excellent program/product that all Realtors should be keenly aware of.  This product will close deals. All to often, properties may lack one or two things that turns a buyer off...now there is an addtional solution.  I say additional in that purchase/rehabs are not new to the marketplace but FHA has simplified/streamlined the process.

Ron we are also looking to start doing the FHA 203K Streamline Loans at McCue Mortgage.  A few years ago we looked at the original FHA 203K program and tried to do a few, but they were royal pains in the butt, so decided not to do them.  But the FHA 203K Streamline looks a lot friendlier.

I have done a few FHA 203k's over the years and couldn't agree with you more.  It appears that FHA has re-invented a better wheel with this product.

Ron, I've only found a couple lenders here in NJ that will do them.  Most have never hear of them even though the program has been available since 2005.  (See HUD mortgagee letter 2005-50)

I've always felt this should be priced like a 203b but it appears most lenders price it like a standard 203k.

What does your compnay do for pricing?

The FHA 203k Streamline receives the same pricing as standard FHA loans. There are no pricing adjustments for this product.

That's great.  Are you licensed in NJ.

If one does under $15,000, how much (additional) time is needed to close a streamline k over a 203b.

This is the greatest loan product out there and it is VERY slow to catch on.

Regretfully we are not licensed to do business in New Jersey.  As far as addition time need to close on these....I would state really not that much if the buyer hustles to identify the scope of the repairs/rehab, get estimates and obtain a contractor (if used).

A couple of recommendations on seeking a lending source for FHA 203k Streamline.  One you might contact Jeff Belonger in NJ (an FHA expert). He has a very active presence here on ActiveRain. Or you might check around for a lender/mortgage broker that has a relationship with Taylor, Bean, Whittaker.
